Bath resealing in Ashby by Partney without replacing anything

A fresh seal protects your bathroom. Failed sealant lets water get where it shouldn’t, and resealing puts a stop to that. Our technicians work on wet rooms, kitchen worktops & sinks and basins & vanity units, and people most often call us about water getting behind the bath or tray and black mould in the sealant.

Every repair is covered by a one-year guarantee.

Work for landlords and builders

We’re used to working with agents and managing companies. Just send pictures, the address and how to get access and we’ll arrange it.

We carry out planned and one-off repairs for housing associations and facilities teams. Repairing in place avoids the disruption of a replacement, which matters when someone is living in the home.

When we’d advise against a repair

Before you book, it’s worth knowing the limits too:

  • Tiles that move, until they’re refixed
  • Gaps so wide they need filling or trims before sealing
  • Rotten walls or floors behind the bath

If in doubt, send pictures and we will say what we think before you book.

Surfaces we repair

  • Wet rooms
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Kitchen worktops & sinks

What we do, step by step

A typical visit goes like this: we arrive at the agreed slot, protect everything around the work area, carry out the work and clear up. Plan for a couple of hours. Before leaving, we tell you how long to leave it and what to avoid for the first few days.

  1. The surrounding area is protected and the joints masked.
  2. We remove the old sealant and every trace of residue.
  3. The joint is cleaned, treated and dried.
  4. We run a continuous bead of new silicone.
  5. The bead is smoothed, the tape removed and the seal left to cure.

Before we arrive

  • Plan for the room to be out of bounds to pets and children
  • Make sure the room can be ventilated
  • Mention any earlier repairs or resurfacing

How we price bath resealing

We give every job a fixed price from photos. These are the things that affect it:

  • Where the damage is and how we get to it
  • Previous DIY repairs that have to come out
  • Unusual colours or finishes
  • Whether it’s a chip, crack, burn or wear

We do not add extras on the day. The price we quote from your photos is the price you pay, and if the damage turns out to be different, we discuss it before starting.

Quotes from your photos

Good photos mean an accurate price. Here’s what helps:

  • Details of any past repairs
  • Your postcode, so we can check dates
  • Daylight if possible, and no flash reflection
  • A coin beside the damage so we can judge size

The quickest way to a price is to send two or three pictures using our quote form or ring us. We will tell you honestly whether it can be repaired.

Ashby by Partney: your questions answered

Why does my sealant keep going mouldy?

Mould needs moisture. Ventilation and drying keep it clean longer.

Why does the silicone keep cracking?

Something is moving. Persistent splitting can mean the support needs attention.

What happens if you find more damage?

The price is fixed for what the pictures show. If there is more, we will tell you before starting.

Do you hold any accreditations?

We hold CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile accreditations.

Do you seal over the old sealant?

We always remove the old sealant completely. New silicone will not bond to old.

What happens after I send photos?

You will get a fixed quote back. You are under no obligation.

How soon can you come?

That depends on our diary for your area. Send pictures with your postcode and we will reply with the earliest dates.

Can tenants book a repair?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Different materials, different repairs

Shower trays

Trays are sealed with weight on them, for the same reason.

Baths

Baths are resealed with water in them, so the joint is at its widest.

DIY repairs versus a professional job

If you’re set on a kit, follow its instructions closely, and give it the full curing time. If it fails, we can still put it right.

A DIY attempt is not a disaster. We take the old repair out and do it properly, so it won’t stop us repairing it. It does add a little time, so tell us about it when you send pictures.

Why it’s worth resealing in Ashby by Partney

Putting new silicone over old does not last. It peels within weeks, and traps mould underneath. We remove the old sealant completely. Our prices are the same across the UK, with no extra for Ashby by Partney. What changes the price is the job itself: the material, the amount of damage and how many items.

What you get with us

Looking after it afterwards

Once the work has cured, treat it gently:

  • Replace the seal when mould sets in
  • Wipe the joints dry after use
  • Let steam out after showers
  • Do not stand toiletries on the seal

Do not scrape the sealant with anything sharp, and do not stand bottles on the seal.

Don’t wait until water gets behind the bath. Gaps or lifting edges mean it needs doing.
