Bath resealing for Kexby homes

How we handle bath resealing in Kexby

We cut out all of the old sealant, deal with any mould, and apply fresh mould-resistant silicone. We do this for baths, showers, sinks and worktops, and that includes the awkward spots behind the taps. We regularly repair kitchen worktops & sinks, basins & vanity units and shower trays & enclosures, and the jobs we see most are unsealed corners and sealant that’s split or lifting.

All of our repairs are guaranteed for twelve months. We return to put right any problem with the work.

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Most of the time. Let us know what was used before and we will plan for it.

Baths

We fill the bath before sealing, to open the joint fully.

Shower trays

We put weight on a tray before sealing it, for the same reason.

Resealing in Kexby: why it matters

Resealing is a small job. Leaving split or mouldy sealant lets water get behind the bath or tray, which costs far more to put right. A repair typically costs much less than people expect, particularly next to the cost of replacement. Send pictures and we will give you the exact figure.

What you get with us

  • CHAS, Constructionline and SafeContractor accredited
  • One visit for most repairs
  • No extra charge for your area
  • No need to remove anything

Aftercare tips

Nothing complicated is needed:

  • Run the extractor fan during and after showers
  • Replace the seal when mould sets in
  • Air the room after use
  • Wipe the joints dry after use

Don’t scrape the sealant with anything sharp, and do not stand bottles on the seal.

Reseal before water gets in. Gaps or lifting edges mean it needs doing.

Landlords, agents and businesses in Kexby

Builders, developers and site managers book us for snagging repairs, putting right damage done during fitting so nothing needs replacing. We’re CHAS, Constructionline and SafeContractor accredited.

We are used to working with agents and managing companies. Just send pictures, the address and how to get access.

What we are called out for in Kexby

Most reseals are because of black mould. It grows into the silicone, so cleaning only removes the surface.

Keep an eye out for any of the following:

  • Water getting behind the bath or tray
  • An untidy old seal
  • Silicone coming away from the tiles
  • Unsealed corners

What we can’t put right

In fairness, there are a few things a repair won’t fix:

  • Tiles that move, until they’re refixed
  • Gaps too big for silicone alone
  • Movement in the bath or tray

Not sure? Send photos and we’ll give you a straight answer before you book.

What we work on

  • Baths
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & sinks
  • Shower trays & enclosures

What we do, step by step

Once we are through the door, the aim is to do the job without disturbing the rest of your home. Surfaces nearby are masked off, the job takes about two hours for a bath, depending on what we find, and we finish with a tidy-up and a look at the finished work together.

  1. The surrounding area is protected and the joints masked.
  2. Old sealant and residue are removed.
  3. The joint is cleaned, treated and dried.
  4. Fresh silicone is applied in a continuous bead.
  5. We smooth the bead, remove the tape and leave it to cure.

DIY kit or professional repair?

If you do try a kit, read the instructions carefully and work on a clean, dry surface, and give it the full curing time. If it fails, we can still put it right.

We understand the appeal of fixing it yourself. The trouble is that kit repairs frequently look fine at first and then fail, and the old filler has to come out before a proper repair.
