We cut out all of the old sealant, treat any mould, and apply fresh mould-resistant silicone. We do this for baths, showers, sinks and worktops, and that includes the awkward spots behind the taps. Common call-outs are for missing sealant behind the taps and a messy previous reseal, across basins & vanity units, kitchen worktops & sinks and shower trays & enclosures.

Do you need bath resealing in St Michael South Elmham?

Sealant splits when the bath or tray moves, frequently because it was sealed with the bath empty.

People normally call us after spotting one of these:

  • Unsealed corners
  • An untidy old seal
  • Old sealant that looks dirty
  • Silicone coming away from the tiles

What your quote should include

  • How the colour is matched
  • How changes to the job are handled
  • Aftercare advice
  • Who will actually do the work

How to compare quotes

For landlords and businesses

We’re used to working with agents and managing companies. Just send photos, the address and how to get access and we will arrange it.

If you manage property in St Michael South Elmham, we can repair and quote for several addresses together. Send photos for each one and we’ll price them together.

Why reseal now?

Resealing is routine maintenance. Putting off a reseal can let water reach the walls and floor, and that damage costs much more to fix. A repair normally costs much less than people expect, especially compared with replacing and refitting. Send pictures and we will give you the exact figure.

Why book with us

  • Rooms protected and left tidy
  • A fixed quote before you book
  • Nothing taken out or refitted
  • One-year guarantee on every repair

Looking after it afterwards

Once the work has cured, treat it gently:

  • Wipe the joints dry after use
  • Clean the sealant gently and regularly
  • Keep bottles off the joints
  • Reseal when black spots won’t clean off

Keep the room well ventilated, and wipe the joints after use.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. It may be more than a reseal, so we’ll tell you if it needs a builder or plumber.

When we’d advise against a repair

A repair isn’t always the answer, and we would rather say so up front. We can’t fix:

  • Tiles that move, until they’re refixed
  • Very wide gaps that need a trim
  • Hidden water damage

If in doubt, send photos and we will say what we think.

Materials we repair

  • Kitchen worktops & sinks
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms

DIY repairs versus a professional job

A kit can be fine for a tiny mark out of sight. For anything you look at every day, anything that has rusted, cracked or holed, or anything on a coloured surface, a professional repair is worth it.

Kits are cheap and easy to find, but the repairs we redo most often are DIY ones that have discoloured or lifted. Getting it right first time is usually cheaper.

Questions from St Michael South Elmham

How long does resealing take?

Normally a couple of hours, plus curing time.

Can you price it without visiting?

Yes, almost always. Clear photos let us give you a fixed price without visiting.

Will it make a mess?

No. The work area is masked and covered, and we leave the room clean.

Are you accredited?

We hold CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile accreditations.

Does someone need to be in?

Yes. We need access to the room while we work, at a time we agree with you.

What information do you need?

Send photos through the quote form or call 0345 017 0787, and we’ll take it from there.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

How long before I can shower?

Normally about a day later. We’ll tell you the exact time.

What we do, step by step

Once we’re through the door, the aim is to do the job without disturbing the rest of your home. Surfaces nearby are masked off, the work takes around two hours, depending on what we find, and we finish with a tidy-up and a look at the finished work together.

  1. First we strip out every bit of the old mastic.
  2. Next we clean the joint and deal with mould.
  3. We make sure the joint is completely dry.
  4. We fill a bath with water before sealing so the gap is at its widest.
  5. We run a new bead of mould-resistant silicone and smooth it neatly, taps included.

How to prepare

  • Keep a parking space free if you can
  • Plan for the room to be out of bounds to pets and children
  • Move bottles, mats and clutter away from the area
