Bath resealing for Temple homes

Bath resealing in Temple without replacing anything

A good reseal is all about preparation: every bit of old silicone out, mould treated, the joint clean and dry. Then the fresh sealant goes on, as one neat, continuous bead. We regularly repair kitchen worktops & sinks, baths and basins & vanity units, and the jobs we see most are unsealed corners and damp near the bath.

All our work comes with our one-year guarantee, wherever you are in Buckinghamshire.

The process

Nothing needs to be moved out of the room beforehand. We bring everything we need with us, lay protective sheets and get going once we’ve agreed what we are doing. Most jobs take a couple of hours, and you can get on with other things while we’re there.

  1. We cut out and remove all of the old sealant.
  2. The joint is cleaned and any mould treated.
  3. We make sure the joint is completely dry.
  4. Baths are filled with water first, so the joint is at its widest.
  5. We run a new bead of mould-resistant silicone and smooth it neatly, taps included.

Before we arrive

  • Avoid using the area for a few hours before we arrive
  • Open a window if you can
  • Mention any earlier repairs or resurfacing

Materials and what they mean for the repair

Shower trays

Trays are sealed with weight on them, for the same reason.

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, once the joint is completely dry.

When to call us in Temple

Poor ventilation speeds things up: damp hangs around, and mould takes hold.

Keep an eye out for any of the following:

  • Sealant that is split or lifting
  • Old sealant that looks dirty
  • Silicone smeared on tiles
  • Gaps by the taps

What to look for in a quote

  • Whether there are any call-out or travel charges
  • What prep work is covered
  • How soon you can use it again
  • How your room will be protected

How to compare quotes

What bath resealing costs

We give every job a fixed quote from photos. These are the things that affect it:

  • Where the damage is and how we get to it
  • How many items we do on one visit
  • The size and number of damaged areas
  • Previous DIY repairs that have to come out

A repair usually costs much less than people expect, especially compared with replacing and refitting. Photos let us give you the exact figure.

Getting a price from photos

Almost every job we do is priced from pictures. This is what we need:

  • Your postcode, so we can check dates
  • Something in shot to show the size
  • Good light, ideally daylight, without flash glare
  • Any details about the material

For a price in Temple, photos are the quickest way: one close up, one from further back, plus your postcode. We reply with a fixed quote and our next available dates.

Is resealing worth it?

A reseal is one of the cheapest bathroom jobs there is. Failed sealant can lead to water damage that is much more expensive. We do not add extras on the day. What we quote from your pictures is what you pay, and if the damage turns out to be different, we discuss it before starting.

Temple questions

Why does my sealant keep going mouldy?

Damp is the cause. Ventilation and drying keep it clean longer.

Can tenants book a repair?

Yes, though it’s best to check with your landlord first. Many landlords are happy for a repair to be arranged before the end of a tenancy.

Can you price it without visiting?

Normally, yes. A close-up and a wider photo are enough to give a fixed quote.

Is there a call-out fee?

We don’t add a call-out fee. The fixed quote covers the visit and the work.

Is it worth repairing rather than replacing?

Typically, when the rest is in good condition. Repairing avoids the cost and disruption of replacing. If replacing would be better, we’ll say so.

Do you hold any accreditations?

We hold CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile accreditations.

What do you need from me?

Photos of the damage, a photo of the whole bath or shower and your postcode. After that, we just agree a date.

What happens next?

You get a fixed quote and available dates. If we need another angle, we will ask.

What we can’t put right

A repair is not right for every job, including:

  • Movement in the bath or tray
  • Very wide gaps that need a trim
  • Rotten walls or floors behind the bath

Not sure? Send pictures and we’ll give you a straight answer.

Materials we repair

  • Basins & vanity units
  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & sinks
  • Wet rooms

For landlords and businesses

We regularly work with letting and managing agents. Just send photos, the address and how to get access and we will handle the rest.

We also carry out snagging repairs for builders and developers, fixing chips and scratches before handover so nothing needs replacing. We hold CHAS, Constructionline and SafeContractor accreditations.

How to look after the repair

How the surface is treated afterwards matters:

  • Wipe the joints dry after use
  • Do not stand toiletries on the seal
  • Replace the seal when mould sets in
  • Use the extractor fan

Use the extractor fan, wipe the joints dry after use, and give them a regular clean with a mild cleaner to slow mould growth.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, and we’ll say if you need a builder or plumber.
