Bath resealing for Abbeydale homes

How we handle bath resealing in Abbeydale

Resealing is quick, but it transforms the look. Fresh joints make the entire room look cleaner, and they protect the walls and floor. Our repair technicians work on shower trays & enclosures, wet rooms and basins & vanity units, and people most frequently call us about sealant that’s split or lifting and missing sealant behind the taps.

Every job is backed for twelve months in Abbeydale and everywhere else. If something goes wrong with the work, we come back.

Honest limits

It helps to know what we can’t do:

  • Rotten walls or floors behind the bath
  • Gaps so wide they need filling or trims before sealing
  • Movement in the bath or tray

Send us photos and we will tell you honestly.

Surfaces we repair

  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & sinks
  • Shower trays & enclosures
  • Baths

Is resealing worth it?

Resealing is a small job. Putting off a reseal can let water reach the walls and floor, and that damage costs much more to fix. We do not add extras on the day. What we quote from your photos is what you pay, unless the damage turns out to be different, in which case we talk to you first.

Why us?

  • One visit for most repairs
  • Honest advice, even when it means no job
  • Everything repaired in place
  • Dust sheets down, tidy finish

What happens on the day

A typical visit goes like this: we arrive on time, sheet and mask the area around the job, carry out the work and clear up. Plan for about two hours for a bath from start to finish. Before leaving, we tell you how long to leave it and how to look after it.

  1. The old silicone is cut out completely.
  2. We remove the residue and clean the joint.
  3. Any mould is treated and the joint dried.
  4. We fill the bath, or weight the tray, to open the joint.
  5. New mould-resistant silicone is applied and tooled neatly.

How to prepare

  • Mention any earlier repairs or resurfacing
  • Ensure the room can be ventilated
  • Avoid using the area for a few hours before we arrive

Materials and what they mean for the repair

Shower trays

We put weight on a tray before sealing it, for the same reason.

Baths

Baths are resealed with water in them, so the joint is at its widest.

Should I try a DIY kit first?

It’s tempting to reach for a kit, but many of the jobs we do start with putting right a DIY repair. Doing it properly first is typically the cheaper route.

For a hairline mark somewhere you will never see, a kit may be enough. For anything you look at every day, anything that has rusted, cracked or holed, or anything on a coloured surface, a professional repair is worth it.

For landlords and businesses

We carry out planned and one-off repairs for housing associations and facilities teams in Sheffield and across the UK. Repairing in place avoids the disruption of a replacement, which is easier on the people living there.

Letting agents frequently send us pictures straight from the inventory. That means we can quote before you even visit the property, and we can arrange access with the tenant directly if that helps.

How we price bath resealing

You’ll know the full cost before booking. We look at:

  • The colour and finish to match
  • How many areas need work
  • Where the damage is and how we get to it
  • The material and finish

Rather than charging by the hour, we price the entire job up front. Damage, material and access decide it.

Getting a price from pictures

Photographing the damage takes a minute, and it saves a visit. Try to send:

  • Any details about the material
  • Whether it’s been repaired or coated before
  • Good light, ideally daylight, without flash glare
  • Your postcode, so we can check dates

Send us a photo of the damage and a wider shot of the whole item, with your S7 postcode, and we’ll come back with a fixed quote.

Common problems we fix in Abbeydale

Most reseals are because of black mould. It grows into the silicone, so cleaning only removes the surface.

Get in touch if you’ve noticed any of these:

  • Unsealed corners
  • An untidy old seal
  • Leaks at the edges
  • Sealant that is split or lifting

Questions to ask before booking

  • If travel is included in the price
  • Whether cleaning and preparation are in the price
  • How the colour is matched
  • What the guarantee covers, and for how long

Choosing a repair company

Abbeydale: your questions answered

Is it safe with children and pets around?

On the day, the room should be kept clear of pets and children, mainly so nothing gets touched before it has cured.

It’s been repaired before. Can you still fix it?

Generally, yes. Let us know what was used before.

Can you quote from photos?

In nearly every case. If photos do not show enough, we’ll ask for another angle.

Do I need to be at home?

Yes. The technician needs access to the room for the visit, at a time that suits you.

Do you do work for letting agents?

Yes, frequently. We can quote for several properties together and work between tenancies.

Can tenants book a repair?

Yes, though it’s best to check with your landlord first. Landlords are frequently glad to have it sorted.

Do the materials smell?

A little, depending on the job. Ventilation keeps it to a minimum.

How do I book?

A close-up, a wider photo and your postcode. After that, we just agree a date.
