Bath resealing for Botany Bay homes

Bath resealing at your home in Botany Bay

A proper reseal starts with removing every trace of the old silicone. Fresh sealant doesn’t stick to old, which is why many DIY jobs peel. Whether it’s leaks at the edges and mould you can’t clean out, we can generally put it right, on kitchen worktops & sinks, baths and wet rooms alike.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Your questions about bath resealing in Botany Bay

Do you work for landlords and businesses?

We do, regularly. We can quote for several properties together and work between tenancies.

Do you cover the entire of Greater London?

Everywhere in the UK, Botany Bay included. There is no extra charge for travel.

How long will it take?

Usually a couple of hours, then it needs to cure.

Is it worth repairing rather than replacing?

Usually, if the item is otherwise sound. A repair avoids removal and making good. We’ll tell you honestly if replacement makes more sense.

Can I get a quote without a visit?

In nearly every case. If photos do not show enough, we’ll ask for another angle.

What happens if you find more damage?

Your quote covers the damage in the photos. If there’s more, we’ll tell you before starting.

What happens next?

You get a fixed quote and available dates. If anything’s unclear, we will ask for another photo.

Can you reseal over the old silicone?

Never over old. The old sealant is cut out and the joint cleaned and dried.

What we do, step by step

We agree an arrival time beforehand, so you know when to expect us. On site, it takes a couple of hours in most cases. The room is left tidy and you’ll know when it can be used.

  1. All the old sealant is cut out and removed.
  2. Next we clean the joint and deal with mould.
  3. We make sure the joint is completely dry.
  4. We fill a bath with water before sealing so the gap is at its widest.
  5. We apply new mould-resistant silicone and tool it to a neat finish, taps included.

Preparing for the visit

  • Have somewhere for us to park nearby if possible
  • Tell us if there are stairs or a lift
  • Let us know about parking or access

There is no need for us to visit first. Nearly every job can be priced from pictures: we need a close-up, a wider picture and your postcode, and we’ll come back to you with a fixed figure.

Signs you need bath resealing in Botany Bay

No sealant lasts for ever. Each shower leaves moisture and soap behind, which mould loves, and the joint moves slightly every time the bath is filled.

Send us a photo if you notice any of these:

  • Gaps by the taps
  • Mould you can’t clean out
  • Gaps in the seal
  • Old sealant that looks dirty

How to compare quotes

Landlords, agents and businesses in Botany Bay

We regularly price jobs from inventory or check-out photos. You can have a price before you arrange access, and we can arrange access with the tenant directly if that helps.

We also carry out snagging repairs for builders and developers, fixing chips and scratches before handover. We hold CHAS, Constructionline and SafeContractor accreditations.

Looking after it afterwards

Once the work has cured, treat it gently:

  • Clean the sealant gently and regularly
  • Keep bottles off the joints
  • Dry the seal after bathing
  • Ventilate the bathroom well

Avoid scraping the joints, and do not stand bottles on the seal.

Do not wait until water gets behind the bath. Gaps or lifting edges mean it needs doing.

What a repair can’t fix

Not everything can be repaired, and we would rather say so up front. We can’t fix:

  • Hollow or loose tiles
  • Movement in the bath or tray
  • Very wide gaps that need a trim

Send us pictures and we will tell you honestly.

Surfaces we repair

  • Basins & vanity units
  • Shower trays & enclosures
  • Kitchen worktops & sinks
  • Wet rooms
  • Baths

Shower trays

Trays are sealed with weight on them, for the same reason.

Baths

We fill the bath before sealing, so the joint is at its widest.

Prices and what affects them

There’s no area surcharge for Botany Bay. What changes the price is:

  • The material and finish
  • Access to the area
  • Doing more than one item at once
  • How hard the colour is to match

Most people are surprised how affordable a repair is, particularly next to the cost of replacement. Photos let us give you the exact figure.

How to get a fixed price

Before you send photos, a few simple things make all the difference:

  • One picture of the whole bath or shower
  • Where you are, by postcode
  • The material, if you know it
  • Good light, ideally daylight, without flash glare

To get a price, send a couple of photos through our quote form or ring us. We’ll tell you honestly whether it can be repaired.

Why reseal now?

A reseal is one of the cheapest bathroom jobs there is and protects the walls and floor. Failed sealant can lead to water damage that is much more expensive. We charge the same wherever you are, so there is no premium for Botany Bay. The job itself decides the price: how much damage, what it’s made of and how many items.
