Work for landlords and builders

Landlords, letting agents and housing providers in Brondesbury Park use us as well as homeowners. Repairing between tenancies keeps void periods short, and it generally costs far less than a refit.

We regularly work with letting and managing agents. Send the address, pictures and access details and we’ll handle the rest.

About our bath resealing in Brondesbury Park

A fresh seal protects your bathroom. Old, split or mouldy sealant lets water get behind the bath or tray, and a new seal stops it. We work on baths, kitchen worktops & sinks and shower trays & enclosures, and the jobs we see most are unsealed corners and black spots in the silicone.

All our work comes with our one-year guarantee, wherever you are in Greater London.

Common questions in Brondesbury Park

Can you price it without visiting?

Nearly always. We only ask to see it in person if the photos cannot show what we need.

Is it worth repairing rather than replacing?

Typically, if the item is otherwise sound. A repair avoids removal and making good. We’ll tell you honestly if replacement makes more sense.

Is my repair covered?

All our work carries our one-year guarantee. We will explain what it covers when we quote.

Does someone need to be in?

Yes. The technician needs access to the room for the visit, at a time that suits you.

What does bath resealing cost?

Because every job differs, we price from pictures. You know the full cost before anything is booked.

Is there a call-out fee?

There’s no separate call-out charge. Your fixed quote includes everything.

Can pets and children be at home?

Just keep them out of the work area. We will let you know when it’s safe to use again.

Will there be a smell?

It depends on the job, but often a little. Open windows and an extractor fan help, and it soon fades.

Why it’s worth resealing in Brondesbury Park

Sealing over old silicone is a false economy. It peels within weeks, and traps mould underneath. We remove the old sealant completely. Instead of hourly rates, we price the whole job up front. Damage, material and access decide it.

Honest limits

We’ll always be straight with you, so here’s what a repair cannot fix:

  • Loose tiles, which need refixing first
  • Water damage behind the bath that needs a builder
  • Gaps too big for silicone alone

If in doubt, send pictures and we’ll say what we think before you book.

Surfaces we repair

  • Wet rooms
  • Basins & vanity units
  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & sinks

Can I fix it myself?

A kit can be fine for a tiny mark out of sight. For anything you look at every day, anything that has rusted, cracked or holed, or anything on a coloured surface, a professional repair is worth it.

If you’ve already tried a DIY fix, that is fine. We remove the old filler and start again, so it will not stop us repairing it. It does add a little time, so tell us about it when you send photos.

Looking after it afterwards

So the finish stays in good condition for years:

  • Give the seal a regular clean
  • Open a window after bathing
  • Replace the seal when mould sets in
  • Dry the seal after bathing

Do not scrape the sealant with anything sharp, and don’t stand bottles on the seal.

Damp below or loose tiles need checking quickly. It may be more than a reseal, and we’ll say if you need a builder or plumber.

Different materials, different repairs

Shower trays

We put weight on a tray before sealing it, for the same reason.

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, with the joint fully dried first.

What happens on the day

It’s a tidy, low-fuss visit. We agree the arrival time in advance, cover and mask the work area, then carry out the work, which usually takes about two hours for a bath. If anything looks different from your photos, we will talk to you before going ahead.

  1. We cut out all of the old sealant.
  2. Residue is removed and the joint cleaned.
  3. Any mould is treated and the joint dried.
  4. The bath is filled with water, or weight put on the tray.
  5. New mould-resistant silicone is applied and tooled neatly.

How to prepare

  • Make sure the room can be ventilated
  • Tell us if there are stairs or a lift
  • Avoid using the area for a few hours before we arrive
