Work for landlords and builders

For developers and builders, we fix damage before handover, so there’s no need to replace a damaged item at the last minute. We can visit several plots in one trip to keep costs down.

We also carry out snagging repairs for builders and developers, putting right damage done during fitting so nothing needs replacing. We’re CHAS, Constructionline and SafeContractor accredited.

How we handle bath resealing in Buckoak

We reseal baths, shower trays, basins and worktops using mould-resistant silicone. A typical reseal takes a couple of hours, then it needs to cure. Typical jobs include black spots in the silicone and stained silicone, in basins & vanity units, kitchen worktops & sinks and wet rooms.

Big or small, it’s backed by a one-year guarantee.

Resealing in Buckoak: why it matters

Putting new silicone over old doesn’t last. It peels within weeks, and mould stays trapped behind it. We remove the old sealant completely. We charge the same wherever you are, with no extra for Buckoak. What changes the price is the job itself: how much damage, what it’s made of and how many items.

Why us?

  • We’ll tell you if it’s not worth repairing
  • Work done at your home or business
  • Most jobs done in one visit
  • A year’s guarantee on all work

Can I fix it myself?

DIY kits are sold for most surfaces, and they can tidy up a tiny mark. The trouble is colour and preparation: they come in a handful of shades, and if the surface is not prepared the repair will not last.

A DIY attempt isn’t a disaster. We take the old repair out and do it properly, so it doesn’t stop a professional repair. It does add a little time, so tell us about it when you send photos.

What your bath or shower is made of matters

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, with the joint fully dried first.

Shower trays

We put weight on a tray before sealing it, so the joint is at its widest.

What we do, step by step

It’s a tidy, low-fuss visit. We confirm the time with you beforehand, protect the area, then carry out the work, which generally takes around two hours. If we find something your photos didn’t show, we will explain it before carrying on.

  1. We protect the area and mask the joint lines.
  2. We remove the old sealant and every trace of residue.
  3. We clean, treat and dry the joint.
  4. Fresh silicone is applied in a continuous bead.
  5. The bead is smoothed, the tape removed and the seal left to cure.

How to prepare

  • Have a window or extractor fan available
  • Plan for the room to be out of bounds to pets and children
  • Keep a parking space free if you can

How to look after the repair

Good habits make a big difference to how long a repair lasts:

  • Clean the sealant gently and regularly
  • Dry the seal after bathing
  • Keep bottles off the joints
  • Run the extractor fan during and after showers

Good ventilation is the best protection, and dry the joints after bathing.

Don’t wait until water gets behind the bath. Split or lifting sealant is a sign it’s time.

When to call us in Buckoak

Sealant doesn’t last forever. Every bath or shower adds moisture and soap residue, which mould loves, and the joint moves slightly every time the bath is filled.

Look out for any of the following:

  • Gaps by the taps
  • Water getting behind the bath or tray
  • Black mould in the sealant
  • Gaps in the seal

What your quote should include

  • Whether the price covers travel
  • What prep work is covered
  • When it can be used again
  • What happens if the damage is worse than the photos show

How to compare quotes

Common questions in Buckoak

Can you do more than one item on the same visit?

Yes. Combining jobs on one visit brings the cost down. Send photos of everything you’d like done.

How long does a reseal take?

Typically a couple of hours, plus curing time.

Which areas do you work in?

We cover the entire UK, including Buckoak and the rest of Cheshire West and Chester. Send your postcode with your pictures and we will confirm dates.

Is it worth repairing rather than replacing?

Generally, yes. Replacement brings removal, refitting and making good, which a repair avoids. If it is not worth repairing, we will tell you.

Is the work guaranteed?

Yes, for a year. If anything goes wrong with the repair within the year, we return to fix it.

Do you seal over the old sealant?

All the old sealant comes out. New silicone will not bond to old.

Why does mould come back so fast?

Usually poor ventilation and moisture sitting on the joint. We use mould-resistant silicone, and ventilation helps it last.

What happens after I send photos?

You’ll get a fixed quote back. You’re under no obligation.

When we would advise against a repair

Some problems need a builder, plumber or fitter rather than us:

  • Hidden water damage
  • A bath or tray that moves, until its support is fixed
  • Gaps too big for silicone alone

Send us photos and we’ll tell you honestly before you book.
