Burnedge questions

Is the work guaranteed?

Which areas do you work in?

The whole UK, including all of Rochdale. Send your postcode with your photos and we’ll offer you dates.

What if the damage is worse than the pictures show?

Your quote covers the damage in the pictures. If there’s more, we’ll tell you before starting.

Do the materials smell?

There can be some smell while we work. It fades as everything cures.

What happens after I send photos?

We come back with a fixed quote. You’re under no obligation.

Do you seal over the old sealant?

Never over old. The old sealant is cut out and the joint cleaned and dried.

Do I need to be at home?

Yes. The technician needs access to the room for the visit, at a time we agree with you.

Are there extra charges for Burnedge?

Travel is included in the price, and we charge the same wherever you are.

Bath resealing in Burnedge without replacing anything

A fresh seal protects your bathroom. Old, split or mouldy sealant lets water get behind the bath or tray, and a new seal stops it. Common call-outs are for unsealed corners and stained silicone, in basins & vanity units, shower trays & enclosures and kitchen worktops & sinks.

We guarantee the work for a year. If there’s a problem with the repair within the year, we return and sort it.

Materials and what they mean for the repair

Shower trays

We put weight on a tray before sealing it, so the joint is at its widest.

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, with the joint fully dried first.

Looking after it afterwards

Nothing complicated is needed, just a few sensible habits:

  • Clean the sealant gently and regularly
  • Dry the seal after bathing
  • Do not stand toiletries on the seal
  • Use the extractor fan

Run the extractor fan, wipe the joints dry after use, and clean them regularly with a mild cleaner to slow mould growth.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. It may be more than a reseal, and we’ll say if you need a builder or plumber.

Prices and what affects them

We do not charge extra for travel to Burnedge. The price comes down to:

  • What kind of damage it is
  • Any earlier repairs that need removing first
  • The material and finish
  • Doing more than one item at once

The price depends on the type and amount of damage, the material and how many jobs we combine into one visit. We give a fixed price from your pictures, so you know the cost before booking.

Getting a price from photos

Good photos mean an accurate price. Here’s what helps:

  • A clear, close picture of the problem area
  • Details of any past repairs
  • Any details about the material
  • A coin beside the damage so we can judge size

We price from pictures so you do not have to wait in for a survey. Use the quote form, or ring 0345 017 0787 to talk it through.

Do you need bath resealing in Burnedge?

Sealant doesn’t last forever. Every bath or shower adds moisture and soap residue, which mould feeds on, and the joint moves slightly every time the bath is filled.

If you can see any of these, send us a picture:

  • Gaps in the seal
  • Damp near the bath
  • Mould you can’t clean out
  • Missing sealant behind the taps

Questions to ask before you book

  • How the room is protected while they work
  • What prep work is covered
  • A fixed quote, and whether VAT is included
  • How soon you can use it again

Landlord and trade work in Burnedge

We carry out planned and one-off repairs for housing associations and facilities teams. A repair avoids taking out and refitting, which matters when someone is living in the home.

We also carry out snagging repairs for builders and developers, fixing chips and scratches before handover so nothing needs replacing. We are CHAS, Constructionline and SafeContractor accredited.

Why reseal now?

Sealing over old silicone is a false economy. It soon peels, and mould stays trapped behind it. We remove the old sealant completely. Compared with replacing, repairing normally costs far less, because nothing has to be taken out, refitted or made good. Your fixed quote shows exactly what’s included.

What you get with us

  • One price list for the whole UK
  • CHAS and Constructionline accredited
  • Dust sheets down, tidy finish
  • We come to you, anywhere in the UK

Should I try a DIY kit first?

A DIY attempt is not a disaster. We take the old repair out and do it properly, so it will not stop us repairing it. Just mention it when you send photos, as it can add time.

For a hairline mark somewhere you’ll never see, a kit may be enough. For anything you look at every day, anything that has rusted, cracked or holed, or anything on a coloured surface, a professional repair is worth it.

What we do, step by step

On the day, we arrive at the time we’ve agreed, cover the area with dust sheets and masking, and set to work. Expect it to take a couple of hours. We clean up when we’re done and tell you when it’s ready to use.

  1. All the old sealant is cut out and removed.
  2. The joint is cleaned and any mould treated.
  3. The joint is dried thoroughly.
  4. For a bath, we fill it with water first so the joint is at its widest.
  5. We run a new bead of mould-resistant silicone and smooth it neatly, taps included.

Before we arrive

  • Let us know about parking or access
  • Tell us if there are stairs or a lift
  • Open a window if you can
