Work for landlords and builders

Letting agents often send us photos straight from the inventory. You can have a price before you arrange access, and we liaise with tenants about access if you’d like us to.

We work for landlords, letting agents and housing providers in Corringham as well as householders. A repair between tenants keeps the property empty for less time, and it costs much less than replacing.

Bath resealing in Corringham without replacing anything

We reseal baths, shower trays, basins and worktops using mould-resistant silicone. A typical reseal takes a couple of hours. If you’re dealing with a messy previous reseal and silicone coming away from the tiles, we can typically put it right, on wet rooms, baths and basins & vanity units alike.

The work is covered for a year after we finish. If anything isn’t right, ring us and we will come back.

What happens on the day

We turn up when we said we would, introduces themselves and checks the damage against your photos first. The floor and nearby surfaces are covered before we open a single tin. The work itself takes a couple of hours, and we leave the room as we found it.

  1. We cut out all of the old sealant.
  2. Residue is removed and the joint cleaned.
  3. We treat mould and dry the joint thoroughly.
  4. We fill the bath, or weight the tray, to open the joint.
  5. We apply fresh mould-resistant silicone and tool a neat bead.

How to prepare

  • Let us know which floor the room is on
  • Clear toiletries, mats and anything else from around the area
  • Ensure the room can be ventilated

Advice

Should I try a DIY kit first?

If you are set on a kit, follow its instructions closely, and give it the full curing time. If it fails, we can still put it right.

Kits are cheap and easy to find, but many of the jobs we do start with putting right a DIY repair. Getting it right first time is usually cheaper.

What bath resealing costs

There’s no area surcharge for Corringham. What changes the price is:

  • Whether old repairs or coatings need taking off
  • Whether we combine several jobs
  • The size and number of damaged areas
  • Where the damage is and how we get to it

We do not add extras on the day. What we quote from your pictures is what you pay, unless the damage turns out to be different, in which case we talk to you first.

Quotes from your photos

A couple of clear pictures is all it takes. It helps if you send:

  • Your postcode, so we can check dates
  • Good light, ideally daylight, without flash glare
  • One picture of the whole bath or shower
  • The material, if you know it

There’s no need for us to visit first. Nearly every job can be priced from pictures: send a close-up, a wider shot and your postcode, and we’ll reply with a fixed quote.

Why it’s worth resealing in Corringham

Resealing is a small job. Leaving split or mouldy sealant lets water get behind the bath or tray, which costs far more to put right. Every job is a little different, so we price each one individually. The size and type of damage, the material and access all make a difference, and doing several things on one visit costs less than separate visits.

What a repair can’t fix

We’ll always be straight with you, so here’s what a repair won’t do:

  • Rotten walls or floors behind the bath
  • Tiles that move, until they’re refixed
  • A bath or tray that moves, until its support is fixed

Send us photos and we’ll tell you honestly before you book.

Materials we work on in Corringham

  • Kitchen worktops & sinks
  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units

Aftercare tips

Most damage we see is avoidable. A few tips:

  • Store bottles on a shelf
  • Let steam out after showers
  • Clean the joints with a mild cleaner
  • Dry the seal after bathing

Avoid scraping the joints, and keep shampoo bottles off the joints.

Don’t wait until water gets behind the bath. Gaps or lifting edges mean it needs doing.
