Bath resealing in Eskdalemuir, done in place

Resealing is one of the simplest ways to protect your bathroom. Failed sealant lets water get where it shouldn’t, and a new seal stops it. We work on kitchen worktops & sinks, shower trays & enclosures and wet rooms, and the jobs we see most are sealant that’s split or lifting and water getting behind the bath or tray.

A one-year guarantee comes as standard, so you are not left on your own once we’ve gone.

Eskdalemuir: your questions answered

Do you do work for letting agents?

Yes. We carry out repairs for homeowners, landlords, letting agents, builders and businesses across Dumfries and Galloway.

Can new silicone go over old?

No, we never seal over old silicone. The old sealant is cut out and the joint cleaned and dried.

Will you leave a mess?

Very little mess: we sheet and mask everything nearby, and we take our waste away with us.

Why does mould come back so fast?

Mould needs moisture. Run the fan, dry the joints and the new seal stays cleaner for longer.

Will the price change on the day?

If we find something the photos didn’t show, we explain it first. You decide whether to go ahead.

Can pets and children be at home?

Yes, as long as they stay out of the room we’re working in. We will let you know when it’s safe to use again.

Do you charge for travel?

We do not add a call-out fee. Your fixed price includes everything.

How long does resealing take?

A bath or shower normally takes a couple of hours. Leave it to cure before use.

Materials and what they mean for the repair

Baths

We fill the bath before sealing, to open the joint fully.

Shower trays

We put weight on a tray before sealing it, for the same reason.

Is resealing worth it?

Compared with repairing water damage, resealing is cheap. It’s a quick job that protects your walls and floors. Compared with replacing, repairing typically costs far less, because nothing has to be taken out, refitted or made good. The quote lists exactly what you’re paying for.

How the visit works

A typical visit goes like this: we arrive on time, sheet and mask the area around the job, do the job and tidy away. Plan for about two hours for a bath. Before we go, we will explain when it can be used and how to care for it.

  1. First we strip out every bit of the old mastic.
  2. We clean the joint and treat any mould.
  3. The joint is dried thoroughly.
  4. Baths are filled with water first, so the joint is at its widest.
  5. We run a new bead of mould-resistant silicone and smooth it neatly, taps included.

How to prepare

  • Let us know which floor the room is on
  • Open a window if you can
  • Let us know if it has been repaired before

For landlords and businesses

For developers and builders, we fix damage before handover, saving last-minute replacements. We can visit several plots in one trip.

Housing associations and facilities teams use us for planned and reactive repairs in Dumfries and Galloway and across the UK. Repairing in place avoids the disruption of a replacement, which matters when someone is living in the home.

Looking after it afterwards

After the repair has cured, a few habits help it last:

  • Give the seal a regular clean
  • Air the room after use
  • Ventilate the bathroom well
  • Don’t stand toiletries on the seal

Run the extractor fan, dry the joints after bathing, and clean them regularly with a mild cleaner to slow mould growth.

Don’t wait until water gets behind the bath. Gaps or lifting edges mean it needs doing.

10 questions to ask before booking

How we price bath resealing

You will know the full cost before you book. We look at:

  • Any earlier repairs that need removing first
  • Access to the area
  • The material and finish
  • The type of damage

There are no surprise extras on the day. The price we quote from your pictures is the price you pay, and if the damage turns out to be different, we discuss it before starting.

Quotes from your pictures

Almost every job we do is priced from pictures. This is what we need:

  • A close-up of the damage, in focus
  • Any earlier repairs or coatings
  • Something in shot to show the size
  • A wider photo showing the whole bath or shower

The quickest way to a price is to send two or three photos through our quote form or ring us. We will say straight away whether it can be repaired.

Can I fix it myself?

For a hairline mark somewhere you’ll never see, a kit may be enough. For damage in plain view, cracks, holes or rust, or coloured finishes, a professional repair is worth it.

A DIY attempt isn’t a disaster. We remove the old filler and start again, so it won’t stop us repairing it. It does add a little time, so tell us about it when you send pictures.
