Bath resealing in Four Elms

Work for landlords and builders

Rented homes see more wear and tear, and replacing things at every changeover adds up. A repair between tenancies is a cheaper way to keep the property in good order.

Letting agents often send us photos straight from the inventory. That means we can quote before you even visit the property, and we liaise with tenants about access if you’d like us to.

Bath resealing at your home in Four Elms

Resealing is quick, but it transforms the look. Fresh joints make the entire room look cleaner, and they protect the walls and floor. Common call-outs are for gaps by the taps and silicone smeared on tiles, on wet rooms, basins & vanity units and kitchen worktops & sinks.

A one-year guarantee comes as standard, so you’re not left on your own once we’ve gone.

Four Elms questions

How much does bath resealing cost in Four Elms?

The exact price depends on the damage, so we quote from photos. You know the full cost before anything is booked.

Is it messy?

Very little mess: we sheet and mask everything nearby, and we take our waste away with us.

Can you do more than one item on the same visit?

Yes. Doing several items on one visit generally costs less than separate visits. Send photos of everything you’d like done.

Do you hold any accreditations?

We’re accredited with CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile.

How long does silicone take to cure?

We will give you the curing time.

Can you repair something that’s been repaired before?

Yes, regularly. It can add a little time, which we include in the quote.

What happens once I’ve sent photos?

You’ll get a fixed quote back. There’s no obligation to book.

How soon can you come?

That depends on our diary for your area. We will offer you dates when we send your quote.

Looking after it afterwards

So the finish stays in good condition for years:

  • Replace the seal when mould sets in
  • Air the room after use
  • Keep bottles off the joints
  • Clean the joints with a mild cleaner

Good ventilation is the best protection, and wipe the joints after use to keep mould away.

Don’t wait until water gets behind the bath. Split or lifting sealant is a sign it’s time.

Resealing in Four Elms: why it matters

Compared with repairing water damage, resealing is cheap. It’s a quick job that protects your walls and floors. No two jobs are quite the same, so we price each one individually. What’s damaged, how badly and how easy it is to reach all make a difference, and combining jobs on one visit brings the cost down.

What you get with us

  • Fixed prices from your photos
  • Accredited with CHAS, Constructionline and SafeContractor
  • Everything repaired in place
  • Rooms protected and left tidy

What a repair can’t fix

Some problems need a builder, plumber or fitter rather than us:

  • Water damage behind the bath that needs a builder
  • Loose tiles, which need refixing first
  • Very wide gaps that need a trim

If in doubt, send pictures and we’ll say what we think before booking.

Materials we work on in Four Elms

  • Wet rooms
  • Kitchen worktops & sinks
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures

Materials and what they mean for the repair

Shower trays

Trays are sealed with weight on them, so the joint is at its widest.

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, once the joint is completely dry.

DIY kit or professional repair?

A kit can be fine for a tiny mark out of sight. For damage in plain view, cracks, holes or rust, or coloured finishes, a professional repair is worth it.

A DIY attempt isn’t a disaster. We take the old repair out and do it properly, so it won’t stop us repairing it. Just mention it when you send photos, as it can add time.

What bath resealing costs

A fixed quote means you know the cost before you book. We look at:

  • How hard the colour is to match
  • Whether old repairs or coatings need taking off
  • Whether we combine several jobs
  • Whether it’s a chip, crack, burn or wear

Most people are surprised how affordable a repair is, especially compared with replacing and refitting. Send photos and we will give you the exact figure.

Getting a price from pictures

We price nearly every job from photos. This is what to send:

  • Whether it’s been repaired or coated before
  • A coin or ruler next to the damage for scale
  • Where you are, by postcode
  • Daylight if possible, and no flash reflection

For most jobs, photos are all we need to give you a price. Add a line about what happened and your postcode, and we’ll reply with a fixed quote and the earliest dates we have.

What we do, step by step

A typical visit goes like this: we arrive at the agreed slot, sheet and mask the area around the job, do the job and tidy away. Plan for a couple of hours from start to finish. Before we go, we’ll explain when it can be used and how to look after it.

  1. First we strip out every bit of the old mastic.
  2. Next we clean the joint and deal with mould.
  3. We make sure the joint is completely dry.
  4. We fill a bath with water before sealing so the gap is at its widest.
  5. New mould-resistant silicone goes on and is tooled to a neat finish, including around the taps.

How to prepare

  • Keep a parking space free if you can
