Bath resealing in Gerlan

Landlord and trade work in Gerlan

Rental properties take more wear, and replacing items every time a tenant leaves is expensive. Repairing between tenants keeps the property presentable for less.

We’re used to working with agents and managing companies. Send the address, pictures and access details.

Bath resealing in Gerlan without replacing anything

Baths are resealed with water in them, so the joint opens fully, so the seal does not tear when the bath is first used. Typical jobs include discoloured, yellow sealant and water getting behind the bath or tray, in kitchen worktops & sinks, wet rooms and shower trays & enclosures.

We stand behind the work with a one-year guarantee.

What affects the price in Gerlan

There are no hourly rates or hidden extras. The price depends on:

  • Access to the area
  • Whether it’s a chip, crack, burn or wear
  • The material
  • Whether we combine several jobs

A repair is priced on what needs doing, not your postcode. You’ll see the full price before booking, with no extras added later.

Quotes from your pictures

Photographing the damage takes a minute. Please include:

  • A coin or ruler next to the damage for scale
  • Your postcode, so we can check dates
  • Any earlier repairs or coatings
  • One picture of the whole bath or shower

Email us pictures of the damage and one of the whole item, with your LL57 postcode, and we will come back with a fixed quote.

Why reseal now?

A reseal is one of the cheapest bathroom jobs there is and protects the walls and floor. Failed sealant can lead to water damage that is much more expensive. Every job is a little different, so we price each one individually. What’s damaged, how badly and how easy it is to reach all play a part, and combining jobs on one visit brings the cost down.

Why us?

  • Accredited with CHAS, Constructionline and SafeContractor
  • We come to you, anywhere in the UK
  • Dust sheets down, tidy finish

What your bath or shower is made of matters

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, once the joint is completely dry.

Baths

We fill the bath before sealing, so the joint is at its widest.

How the visit works

Expect a friendly, tidy visit. We confirm the time with you beforehand, protect the area, then carry out the work, which normally takes around two hours. If anything looks different from your pictures, we will talk to you before going ahead.

  1. We protect the area and mask the joint lines.
  2. We remove the old sealant and every trace of residue.
  3. We clean, treat and dry the joint.
  4. We run a continuous bead of new silicone.
  5. We smooth the bead, remove the tape and leave it to cure.

How to prepare

  • Let us know if it has been repaired before
  • Let us know about parking or access
  • Let the surface dry out before the visit

How to get a price

There is no need for us to visit first. Photos are enough for us to price nearly every job: send a close-up, a wider shot and your postcode, and we will reply with a fixed price.

Advice

Common questions in Gerlan

Can I add another job to the visit?

Of course, and it normally saves money. Send pictures of everything together and you’ll get one combined price.

Is it safe with children and pets around?

Please keep children and pets out of the room during the visit and until it has cured. Everywhere else in the home is fine.

Can I get a quote without a visit?

Typically, yes. A close-up and a wider photo are enough to give a fixed quote.

Do the materials smell?

There can be some smell while we work, so we ventilate the room. It fades as everything cures.

What happens if you find more damage?

It’s rare, but if it happens we talk to you first. You decide whether to go ahead.

Will it make a mess?

Very little mess: we sheet and mask everything nearby, and we leave the room clean.

Does someone need to be in?

We need someone to let us in. You do not need to watch us work.

Do you hold any accreditations?

Yes. Our accreditations include CHAS, Constructionline and SafeContractor. The full list is on our accreditations page.

DIY kit or professional repair?

If you’ve already tried a DIY fix, that’s fine. We take the old repair out and do it properly, so it doesn’t stop a professional repair. Just mention it when you send pictures, as it can add time.

DIY kits are sold for most surfaces, and they can make a small mark look better. Where they fall down is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler frequently lifts.

When we’d advise against a repair

A repair isn’t always the answer, and we’ll tell you before we start. Repairs will not solve:

  • Tiles that move, until they’re refixed
  • Water damage behind the bath that needs a builder
  • A bath or tray that moves, until its support is fixed

Send us photos and we will tell you honestly.

Materials we work on in Gerlan

  • Kitchen worktops & sinks
  • Baths
  • Wet rooms
  • Basins & vanity units
  • Shower trays & enclosures

Aftercare tips

Aftercare is simple:

  • Do not stand toiletries on the seal
  • Air the room after use
  • Reseal when black spots will not clean off
  • Keep the joints dry

Leave the sealant to cure for the time we give you, normally about a day.

Reseal before water gets in. Split or lifting sealant is a sign it’s time.
