For landlords and businesses

Rented homes see more wear and tear, and replacing things at every changeover adds up. A repair between tenancies is a cheaper way to keep the property in good order.

We regularly price jobs from inventory or check-out pictures. You can have a price before you arrange access, and we liaise with tenants about access if you’d like us to.

Bath resealing in Glengolly, done in place

All of the old sealant is cut out, treat any mould, and apply fresh mould-resistant silicone. We do this for baths, showers, sinks and worktops, including the awkward bits behind the taps. Common call-outs are for silicone smeared on tiles and black spots in the silicone, in shower trays & enclosures, basins & vanity units and wet rooms.

The work is guaranteed for twelve months. If there is a problem with the repair within the year, we return and sort it.

What we do, step by step

On the day, we arrive at the time we have agreed, cover the area with dust sheets and masking, and set to work. The job normally takes around two hours. We clean up when we’re done and tell you when it’s ready to use.

  1. We cut out and remove all of the old sealant.
  2. We clean the joint and treat any mould.
  3. The joint is dried thoroughly.
  4. For a bath, we fill it with water first so the joint is at its widest.
  5. New mould-resistant silicone goes on and is tooled to a neat finish, taps included.

Before we arrive

  • Move bottles, mats and clutter away from the area
  • Let us know about parking or access
  • Have a window or extractor fan available

What bath resealing costs

We price every job individually. The main factors are:

  • What kind of damage it is
  • Doing more than one item at once
  • Previous DIY repairs that have to come out
  • The material

There are no surprise extras on the day. The price we quote from your pictures is the price you pay, unless the damage turns out to be different, in which case we talk to you first.

Quotes from your pictures

Phone pictures are fine, there’s no need for anything special. Just ensure we can see:

  • Good light, ideally daylight, without flash glare
  • Details of any past repairs
  • Where you are, by postcode
  • A picture taken from further back

To get a price, send a couple of photos through our quote form or call us. We’ll say right away if a repair is the right fix.

DIY repairs versus a professional job

It’s tempting to reach for a kit, but many of the jobs we do start with putting right a DIY repair. Getting it right first time is generally cheaper.

It’s natural to want to try a repair yourself. The risk is that a kit repair hides the damage for a while, then fails, and the old filler has to come out before a proper repair.

Different materials, different repairs

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, with the joint fully dried first.

Baths

We fill the bath before sealing, to open the joint fully.

Honest limits

Before you book, it’s worth knowing the limits too:

  • A bath or tray that moves, until its support is fixed
  • Hidden water damage
  • Gaps so wide they need filling or trims before sealing

Not sure? Send photos and we’ll give you a straight answer before booking.

What we work on

  • Basins & vanity units
  • Wet rooms
  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & sinks

Looking after it afterwards

So the finish stays in good condition for years:

  • Clean the sealant gently and regularly
  • Air the room after use
  • Ventilate the bathroom well
  • Don’t stand toiletries on the seal

Let it cure fully before using the bath or shower, generally around 24 hours.

Do not wait until water gets behind the bath. Gaps or lifting edges mean it needs doing.

Resealing in Glengolly: why it matters

Sealing over old silicone is a false economy. It peels within weeks, and traps mould underneath. We remove the old sealant completely. The price reflects the work involved, not your postcode. You’ll see the full price before booking, with nothing added on the day.
