For landlords and businesses
Hotels, guest houses and holiday lets need rooms back in use quickly, so most of our work is done in a single visit. We can work around your bookings.
We regularly price jobs from inventory or check-out photos. You can have a price before you arrange access, and we liaise with tenants about access if you’d like us to.
Bath resealing in Higher End without replacing anything
A reseal is a small job that makes a big difference. Clean, white joints make a bathroom look cared for, and they protect the walls and floor. We work on basins & vanity units, shower trays & enclosures and kitchen worktops & sinks, and common reasons people get in touch are damp near the bath and an untidy old seal.
You are covered for a year from the day of the repair. Just call us if there’s a problem and we’ll sort it.

What we’re called out for in Higher End
Sealant does not last forever. Every bath or shower adds moisture and soap residue, which mould feeds on, and the joint moves slightly every time the bath is filled.
Clients generally contact us about:
- Stained silicone
- Unsealed corners

- Water getting behind the bath or tray

When we’d advise against a repair
A few problems are outside what a surface repair can do:
- A bath or tray that moves, until its support is fixed
- Gaps so wide they need filling or trims before sealing
- Water damage behind the bath that needs a builder

Keeping it looking good
Most damage we see is avoidable. A few tips:
- Let steam out after showers
- Run the extractor fan during and after showers
- Clean the sealant gently and regularly
- Replace the seal when mould sets in
Good ventilation is the best protection, and dry the joints after bathing so mould struggles to take hold.
Mouldy sealant is more than a cosmetic problem, it’s a sign moisture is sitting in the joint. An early reseal keeps water where it belongs.
Why reseal now?
Compared with repairing water damage, resealing is cheap. It’s a quick job that protects your walls and floors. There are no surprise extras on the day. What we quote from your pictures is what you pay, and if the damage turns out to be different, we discuss it before starting.

What we do, step by step
You do not need to empty the room beforehand. Everything we use comes in the van with us, lay protective sheets and get going once we have agreed what we are doing. Most jobs take a couple of hours, and you can get on with other things while we’re there.
- We cut out all of the old sealant.
- Residue is removed and the joint cleaned.
- We treat mould and dry the joint thoroughly.
- We fill the bath, or weight the tray, to open the joint.
- We apply fresh mould-resistant silicone and tool a neat bead.
Getting ready for the visit
- Keep pets and children out of the room while we work
- Mention any earlier repairs or resurfacing
- Let us know which floor the room is on

Related advice
Common questions in Higher End
When can I use the bath after resealing?
You’ll get the curing time from us, typically around a day.
Why does the silicone keep cracking?
The bath or tray is probably flexing. Persistent splitting can mean the support needs attention.
I rent my home. Can I book you?
Yes. Check with your landlord; we can send the quote to them too.
Is repairing better than replacing?
In most cases, yes. Replacement brings removal, refitting and making good, which a repair avoids. We will be honest if it’s not worth it.
Can you repair something that is been repaired before?
In most cases. The old repair comes out first.
Can you do more than one item on the same visit?
Yes. Doing several items on one visit typically costs less than separate visits. Include pictures of each item.
Will you leave a mess?
No. The work area is masked and covered, and we take our waste away with us.
Are you a vetted contractor?
Yes, including CHAS, Constructionline and SafeContractor. See our accreditations page for the full list.
How we price bath resealing
There is no area surcharge for Higher End. What changes the price is:
- Unusual colours or finishes
- The type of damage
- Previous DIY repairs that have to come out
- What the surface is made of
A repair typically costs much less than people expect, especially compared with replacing and refitting. Send photos and we’ll give you the exact figure.
How to get a fixed price
Phone photos are fine, there’s no need for anything special. Just make sure we can see:
- Daylight if possible, and no flash reflection
- A coin or ruler next to the damage for scale
- A wider photo showing the whole bath or shower
- Whether it’s been repaired or coated before
You do not need a survey visit. Nearly every job can be priced from photos: we need a close-up, a wider picture and your postcode, and we’ll reply with a fixed price.
DIY repairs versus a professional job
DIY kits are sold for most surfaces, and they can tidy up a tiny mark. The trouble is colour and preparation: they come in a handful of shades, and if the surface isn’t prepared the repair won’t last.
If you do try a kit, read the instructions carefully and work on a clean, dry surface, and do not use it until it has fully cured. If it doesn’t work out, we can still repair it properly.
