Bath resealing near Histon

Landlord and trade work in Histon

Rental properties take more wear, and replacing items every time a tenant leaves is expensive. A repair between tenancies is a cheaper way to keep the property in good order.

Letting agents often send us photos straight from the inventory. You can have a price before you arrange access, and we liaise with tenants about access if you’d like us to.

How we handle bath resealing in Histon

We reseal baths, shower trays, basins and worktops, with mould-resistant sanitary silicone. Most jobs take a couple of hours, plus curing time. Common call-outs are for missing sealant behind the taps and gaps in the seal, on kitchen worktops & sinks, basins & vanity units and wet rooms.

All of our repairs are guaranteed for twelve months. If something goes wrong with the work, we come back.

Different materials, different repairs

Shower trays

We put weight on a tray before sealing it, for the same reason.

Sinks and worktops

Basins, vanity units and kitchen worktops are resealed too, with the joint fully dried first.

How we price bath resealing

Every quote is fixed and free. What we look at:

  • Access to the area
  • Doing more than one item at once
  • How hard the colour is to match
  • What the surface is made of

Every job is a little different, so each one is priced on its own. The size and type of damage, the material and access all play a part, and doing several things on one visit costs less than separate visits.

Getting a price from photos

Photographing the damage takes a minute, and it saves a visit. Try to send:

  • The material, if you know it
  • Your postcode, so we can check dates
  • A coin or ruler next to the damage for scale
  • Whether it’s been repaired or coated before

Send us a picture of the damage and one of the whole item, and tell us you are in Histon, and we will come back with a fixed quote.

DIY kit or professional repair?

It’s tempting to reach for a kit, but the repairs we redo most often are DIY ones that have discoloured or lifted. Doing it properly first is generally the cheaper route.

It’s natural to want to try a repair yourself. The risk is that a kit repair hides the damage for a while, then fails, and then the old filler has to be removed first.

How it works

Your technician turns up when we said we would, introduces themselves and checks the damage against your pictures first. Dust sheets and masking tape go down before any work starts. Most visits take a couple of hours, and the room is left clean and tidy.

  1. We protect the area and mask the joint lines.
  2. Old sealant and residue are removed.
  3. We clean, treat and dry the joint.
  4. We run a continuous bead of new silicone.
  5. The bead is smoothed, the tape removed and the seal left to cure.

Getting ready for the visit

  • Tell us about parking, stairs or access
  • Clear toiletries, mats and anything else from around the area
  • Tell us if there are stairs or a lift

Getting a price

We price from pictures so you do not have to wait in for a survey. Use the quote form, or ring 0345 017 0787 to talk it through, and we will come back with a fixed figure.

Aftercare tips

Looking after the surface is easy, and it makes a real difference:

  • Wipe the joints dry after use
  • Reseal at the first sign of lifting
  • Store bottles on a shelf
  • Ventilate the bathroom well

Leave the sealant to cure for the time we give you, normally about a day.

Damp below or loose tiles need checking quickly. There may be more going on, so we’ll tell you if it needs a builder or plumber.

Histon: your questions answered

What happens if you find more damage?

We stop, show you and agree any change before carrying on. You will not be charged for anything you haven’t agreed.

Is it safe with children and pets around?

Please keep children and pets out of the room during the visit and until it has cured. The rest of the house is unaffected.

How long does resealing take?

A bath or shower typically takes a couple of hours. Leave it to cure before use.

Does someone need to be in?

Someone needs to let us in and show us the job. After that, you can carry on with your day.

Do you hold any accreditations?

Yes, including CHAS, Constructionline and SafeContractor. See our accreditations page for the full list.

Do you do work for letting agents?

Yes. We work for landlords, agents, builders and businesses as well as householders.

Can you redo someone else’s repair?

Normally, yes. The old repair comes out first, so let us know about it.

Will you leave a mess?

We protect the room with dust sheets and masking first, and we clean up when we have finished.

Why reseal now?

A professional reseal costs little compared with water damage. It’s quick, tidy and protects your home. We charge the same wherever you are, with no extra for Histon. What changes the price is the job itself: how much damage, what it’s made of and how many items.

Why us?

  • CHAS and Constructionline accredited
  • Technicians who travel to you, UK-wide
  • We will tell you if it’s not worth repairing
  • Everything repaired in place
