Bath resealing in Irlam

Bath resealing in Irlam without replacing anything

The key to a good reseal is getting all of the old silicone out. New silicone will not bond to old, which is why so many DIY reseals peel. We work on kitchen worktops & sinks, shower trays & enclosures and baths, and common reasons people contact us are sealant that’s split or lifting and missing sealant behind the taps.

We stand behind the work with a one-year guarantee, so you are covered after the visit.

DIY repairs versus a professional job

If you’ve already tried a DIY fix, that’s fine. We remove the old filler and start again, so it doesn’t stop a professional repair. It does add a little time, so tell us about it when you send pictures.

If you’re set on a kit, follow its instructions closely, make sure the area is clean and completely dry, and give it the full curing time. If it fails, we can still put it right.

Irlam questions

Is there a call-out fee?

Travel is included in the price, with the same prices everywhere we work.

Is it OK to have pets in the house?

Yes, as long as they stay out of the room we are working in. We’ll let you know when it’s safe to use again.

Is there any odour?

There may be a mild smell during the work that clears as it cures.

Is a repair better than a new one?

Usually, when the rest is in good condition. Repairing avoids the cost and disruption of replacing. We will tell you honestly if replacement makes more sense.

How quickly can you book me in?

Your quote comes with available dates. If it’s urgent, say so and we’ll do what we can.

Do you do work for letting agents?

Yes. We carry out repairs for householders, landlords, letting agents, builders and businesses in Irlam.

Can you repair something that’s been repaired before?

Typically, yes. We remove the old repair before doing a new one.

How do I stop mould in sealant?

Generally poor ventilation and moisture sitting on the joint. We use mould-resistant silicone, and ventilation helps it last.

The process

Expect a friendly, tidy visit. We confirm the time with you beforehand, cover and mask the work area, and get on with the job, which typically takes about two hours for a bath. If we find something your photos didn’t show, we will explain it before carrying on.

  1. We cut out all of the old sealant.
  2. Residue is removed and the joint cleaned.
  3. We treat mould and dry the joint thoroughly.
  4. The bath is filled with water, or weight put on the tray.
  5. New mould-resistant silicone is applied and tooled neatly.

Getting ready for the visit

  • Mention if the room is upstairs or in a flat
  • Avoid using the area for a few hours before we arrive
  • Have somewhere for us to park nearby if possible

Prices and what affects them

Every quote is fixed and free. What we take into account:

  • The type of damage
  • Previous DIY repairs that have to come out
  • What the surface is made of
  • Access to the area

Instead of hourly rates, we price the whole job up front. Damage, material and access decide it, and combining items on one visit brings it down.

Send pictures for a quote

When you take your pictures, a few simple things make all the difference:

  • One sharp close-up of the damage
  • Where you are, by postcode
  • Natural light rather than flash
  • What it’s made of, if you know

No survey visit is needed: we price from pictures. Send them through the quote form, or call 0345 017 0787 if you’d rather talk it through, and we’ll come back with a fixed figure.

When we’d advise against a repair

Not everything can be repaired, and we will tell you before we start. We cannot fix:

  • Movement in the bath or tray
  • Rotten walls or floors behind the bath
  • Gaps so wide they need filling or trims before sealing

Send us photos and we’ll tell you honestly.

Surfaces we repair

  • Kitchen worktops & sinks
  • Shower trays & enclosures
  • Basins & vanity units
  • Wet rooms
  • Baths

Looking after it afterwards

Good habits make a big difference to how long a repair lasts. Here’s what we suggest:

  • Reseal when black spots will not clean off
  • Air the room after use
  • Give the seal a regular clean
  • Don’t stand toiletries on the seal

Leave the sealant to cure for the time we give you, normally about a day.

Mouldy sealant is more than a cosmetic problem. Resealing early keeps water out of the walls and floor.

Landlord and trade work in Irlam

Landlords, letting agents and housing providers in Irlam use us as well as homeowners. Repairing between tenancies keeps void periods short, and it costs much less than replacing.

Builders use us to fix snagging damage before handover, saving last-minute replacements. Several plots can be done in one visit to keep costs down.

Is resealing worth it?

Resealing costs very little. Leaving failed sealant can let water cause damage that costs far more to fix. Set against the cost of replacement, repairing typically costs far less, because there is no removal, plumbing or making good. Your fixed quote shows exactly what’s included.
