Bath resealing for Kingstone homes

For landlords and businesses

For anyone letting property in or around Kingstone, we will quote for several properties at once. Just send photos for each address and we will price them together.

Hospitality businesses need rooms back in use quickly, so we keep visits short and tidy. We’ll fit around changeovers where we can.

Bath resealing in Kingstone without replacing anything

A proper reseal starts with removing every trace of the old silicone. Fresh sealant does not stick to old, which is why so many DIY reseals peel. If you’re dealing with an untidy old seal and missing sealant behind the taps, we can help, on shower trays & enclosures, kitchen worktops & sinks and wet rooms alike.

You get a one-year guarantee, the same in Kingstone as everywhere else we work.

Aftercare tips

To keep it looking its best:

  • Don’t stand toiletries on the seal
  • Dry the seal after bathing
  • Give the seal a regular clean
  • Use the extractor fan

Leave the sealant to cure for the time we give you, usually around 24 hours.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. It may be more than a reseal, so we’ll tell you if it needs a builder or plumber.

What we can’t put right

It helps to know what we cannot do:

  • Gaps so wide they need filling or trims before sealing
  • A flexing bath
  • Rotten walls or floors behind the bath

If in doubt, send photos and we will say what we think.

What we work on

  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & sinks
  • Basins & vanity units
  • Baths

What we do, step by step

On the day, the technician arrives at the agreed time, protects the room with dust sheets and masking and gets started. The job normally takes around two hours. We clean up when we are done and let you know when you can use it again.

  1. The old silicone is cut out completely.
  2. We remove the residue and clean the joint.
  3. We treat mould and dry the joint thoroughly.
  4. We fill the bath, or weight the tray, to open the joint.
  5. We apply fresh mould-resistant silicone and tool a neat bead.

Before we arrive

  • Have a window or extractor fan available
  • Have somewhere for us to park nearby if possible
  • Tell us about parking, stairs or access

What affects the price in Kingstone

There is no area surcharge for Kingstone. The price reflects:

  • The type of damage
  • The material and finish
  • Whether we combine several jobs
  • Unusual colours or finishes

Instead of hourly rates, we fix the price before we start. Damage, material and access decide it.

Quotes from your pictures

Almost every job we do is priced from pictures. This is what we need:

  • A clear, close picture of the problem area
  • What it’s made of, if you know
  • Good light, ideally daylight, without flash glare
  • One picture of the entire bath or shower

There’s no need for us to visit first. Photos are enough for us to price nearly every job: send a close-up, a wider shot and your postcode, and we will reply with a fixed price.

Different materials, different repairs

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, once the joint is completely dry.

Shower trays

We put weight on a tray before sealing it, for the same reason.

Can I fix it myself?

If you’re set on a kit, follow its instructions closely, ensure the area is clean and completely dry, and do not use it until it has fully cured. If it does not work out, we can still repair it properly.

We understand the appeal of fixing it yourself. The trouble is that kit repairs often look fine at first and then fail, and then the old filler has to be removed first.

Kingstone questions

Is it OK to have pets in the house?

We ask you to keep children and pets out of the room while we work. The rest of the house is unaffected.

Do you come to Kingstone?

Yes, we do. Technicians travel to Kingstone from across the region, and the price is the same as everywhere else.

Why does my sealant keep splitting?

Movement is the usual cause, or it was sealed with the bath empty. We seal baths full of water.

How quickly can you book me in?

Your quote comes with available dates. If it’s urgent, say so and we’ll do what we can.

What areas do you cover?

Everywhere in the UK, Kingstone included. There is no extra charge for travel.

Why does my sealant keep going mouldy?

Mostly moisture and poor ventilation. Mould-resistant silicone and good ventilation help.

How do I get a price for bath resealing in Kingstone?

We give a fixed price from your photos. Send a close-up and a picture of the entire item and your postcode.

Can you price it without visiting?

Nearly always. If photos don’t show enough, we will ask for another angle.
