Bath resealing in Leam Lane Estate

Bath resealing in Leam Lane Estate, done in place

A fresh seal protects your bathroom. Old, split or mouldy sealant lets water get behind the bath or tray, and a new seal stops it. Common call-outs are for damp near the bath and black spots in the silicone, on basins & vanity units, shower trays & enclosures and kitchen worktops & sinks.

We guarantee the work for a year. If there’s a problem with the repair within the year, we return and sort it.

  • Old sealant that looks dirty
  • Black mould in the sealant
  • Leaks at the edges
  • Gaps by the taps

Aftercare tips

Much of the damage we repair could have been avoided. A few tips:

  • Ventilate the bathroom well
  • Keep bottles off the joints
  • Clean the joints with a mild cleaner
  • Reseal when black spots will not clean off

Avoid scraping the joints, and don’t stand bottles on the seal.

Mouldy sealant is more than a cosmetic problem, it’s a sign moisture is sitting in the joint. An early reseal keeps water where it belongs.

Common questions in Leam Lane Estate

Do the materials smell?

There may be a mild smell during the work that clears as it cures.

What areas do you cover?

All of Newcastle upon Tyne, and the rest of the UK. Travel is included in the price.

Is it OK to have pets in the house?

On the day, the room should be kept clear of pets and children.

Can you quote from photos?

Normally, yes. Clear pictures let us give you a fixed price without visiting.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Landlords are often glad to have it sorted.

Do I have to be there?

We need someone to let us in. After that, you can carry on with your day.

My seal keeps tearing. Why?

Movement is the usual cause. We seal baths full of water.

Is it worth repairing rather than replacing?

In most cases, yes. Replacement brings removal, refitting and making good, which a repair avoids. We’ll be honest if it’s not worth it.

Should I try a DIY kit first?

A DIY attempt is not a disaster. We remove the old filler and start again, so it won’t stop us repairing it. It does add a little time, so tell us about it when you send photos.

Kits are cheap and easy to find, but the repairs we redo most often are DIY ones that have discoloured or lifted. Doing it properly first is typically the cheaper route.

When a repair isn’t the answer

We will not take on work that will not last, so these are the limits:

  • Movement in the bath or tray
  • Hollow or loose tiles
  • Water damage behind the bath that needs a builder

Send us pictures and we’ll tell you honestly.

Materials we repair

  • Basins & vanity units
  • Baths
  • Wet rooms
  • Kitchen worktops & sinks
  • Shower trays & enclosures

What we do, step by step

We agree an arrival time beforehand. On site, it takes about two hours for a bath for most jobs. We leave the room clean and ready to use once it has cured.

  1. First we strip out every bit of the old mastic.
  2. The joint is cleaned and any mould treated.
  3. We make sure the joint is completely dry.
  4. Baths are filled with water first, so the joint is at its widest.
  5. We apply new mould-resistant silicone and tool it to a neat finish, including around the taps.

Before we arrive

  • Clear the area around the damage
  • Let us know if it has been repaired before
  • Let the surface dry out before the visit

How we price bath resealing

Prices are worked out job by job. What matters most is:

  • Access to the area
  • What kind of damage it is
  • How much damage there is
  • Unusual colours or finishes

We charge the same wherever you are, so there is no premium for Leam Lane Estate. What changes the price is the job itself: how much damage, what it’s made of and how many items.

Getting a price from pictures

We price nearly every job from photos. This is what we need:

  • One picture of the entire bath or shower
  • Where you are, by postcode
  • A clear, close picture of the problem area
  • A coin beside the damage so we can judge size

For most jobs, photos are all we need to give you a price. Tell us what happened and where you are, and we’ll send back a fixed quote and some dates.

Why reseal now?

Sealing over old silicone is a false economy. It peels within weeks, and traps mould underneath. We remove the old sealant completely. Most people are surprised how affordable a repair is, especially compared with replacing and refitting. Photos let us give you the exact figure.

For landlords and businesses

Rental properties take more wear, and replacing items every time a tenant leaves is expensive. A repair between tenancies is a cheaper way to keep the property in good order.

Housing associations and facilities teams use us for planned and reactive repairs in Newcastle upon Tyne and across the UK. Repairing in place avoids the disruption of a replacement, which is easier on the people living there.
