DIY kit or professional repair?

Kits are cheap and easy to find, but the repairs we redo most often are DIY ones that have discoloured or lifted. Doing it properly first is typically the cheaper route.

DIY kits are sold for most surfaces, and they can tidy up a tiny mark. Where they fall down is colour and preparation: they come in a handful of shades, and if the surface isn’t prepared the repair will not last.

How we handle bath resealing in Lendings

Resealing is quick, but it transforms the look. Clean, white joints make a bathroom look cared for, and they protect the walls and floor. Typical jobs include silicone smeared on tiles and unsealed corners, across kitchen worktops & sinks, wet rooms and baths.

The work is covered for a year after we finish. Just call us if there’s a problem and we will come back.

What we’re called out for in Lendings

A bathroom without good ventilation is hard on sealant: moisture sits on the joints longer, and mould takes hold.

Typical reasons for a call-out include:

  • Leaks at the edges
  • Silicone coming away from the tiles
  • An untidy old seal
  • Black spots in the silicone

Our hiring checklist

How the visit works

It’s a tidy, low-fuss visit. We agree the arrival time in advance, cover and mask the work area, then carry out the work, which generally takes about two hours for a bath. If anything looks different from your photos, we’ll talk to you before going ahead.

  1. We protect the area and mask the joint lines.
  2. Old sealant and residue are removed.
  3. The joint is cleaned, treated and dried.
  4. Fresh silicone is applied in a continuous bead.
  5. We smooth the bead, remove the tape and leave it to cure.

Before we arrive

  • Ensure the area is dry
  • Let us know which floor the room is on
  • Have a window or extractor fan available

Materials and what they mean for the repair

Baths

Baths are resealed with water in them, to open the joint fully.

Shower trays

Trays are sealed with weight on them, for the same reason.

Landlords, agents and businesses in Lendings

Rented homes see more wear and tear, and replacing items every time a tenant leaves is expensive. Repairing between tenants keeps the property presentable for less.

Builders, developers and site managers book us for snagging repairs, putting right damage done during fitting so nothing needs replacing. We are CHAS, Constructionline and SafeContractor accredited.

What bath resealing costs

There are no hourly rates or hidden extras. The price depends on:

  • How many items we do on one visit
  • How hard the colour is to match
  • The size and number of damaged areas
  • The type of damage

Our prices are the same across the UK, so there’s no premium for Lendings. What changes the price is the job itself: how much damage, what it’s made of and how many items.

Quotes from your pictures

You can normally get a fixed price without us visiting. To make it quick:

  • Details of any past repairs
  • Any details about the material
  • Where you are, by postcode
  • Natural light rather than flash

You do not need a survey visit. Nearly every job can be priced from pictures: we need a close-up, a wider picture and your postcode, and we’ll come back to you with a fixed figure.

Common questions in Lendings

What do you need from me?

Some pictures, your postcode and how to reach you. On the day, access to the room.

Can you price it without visiting?

Usually, yes. A close-up and a wider photo are enough to give a fixed quote.

Is there any odour?

Expect a mild smell while we’re working.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are frequently glad to have it sorted.

How long will it take?

Most reseals take about two hours. It then needs time to cure.

Do you do work for letting agents?

Yes. We work for landlords, agents, builders and businesses as well as householders.

Is there a call-out fee?

There’s no separate call-out charge. The fixed price covers the visit and the work.

Can you do more than one item on the same visit?

Yes, and it’s often cheaper. Just add the extra items to your photos and you will get one combined price.

Looking after it afterwards

Most damage we see is avoidable. A few tips:

  • Store bottles on a shelf
  • Use the extractor fan
  • Dry the seal after bathing
  • Reseal when black spots won’t clean off

Run the extractor fan, wipe the joints dry after use, and give them a regular clean with a mild cleaner to slow mould growth.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, and we will say if you need a builder or plumber.

Is resealing worth it?

Putting new silicone over old does not last. It peels within weeks, and traps mould underneath. We remove the old sealant completely. A repair typically costs much less than people expect, particularly next to the cost of replacement. Photos let us give you the exact figure.
