Housing associations and facilities teams use us for planned and reactive repairs in Swansea and across the UK. Repairing in place avoids the disruption of a replacement, which matters when someone is living in the home.

We work for landlords, letting agents and housing providers in Llangyfelach as well as homeowners. Repairing between tenancies keeps void periods short, and it normally costs far less than a refit.

What your bath or shower is made of matters

Baths

Baths are resealed with water in them, to open the joint fully.

Sinks and worktops

Basins, vanity units and kitchen worktops are resealed too, once the joint is completely dry.

What we do, step by step

Your technician turns up at the time we agreed with you and looks over the damage before anything else. Dust sheets and masking tape go down before any work starts. Most visits take about two hours for a bath, and we leave the room as we found it.

  1. The old silicone is cut out completely.
  2. Residue is removed and the joint cleaned.
  3. Any mould is treated and the joint dried.
  4. We fill the bath, or weight the tray, to open the joint.
  5. We apply fresh mould-resistant silicone and tool a neat bead.

Preparing for the visit

  • Keep children and pets away from the room on the day
  • Open a window if you can
  • Mention any parking restrictions or tricky access

Advice

Aftercare tips

Most damage we see is avoidable. A few tips:

  • Air the room after use
  • Ventilate the bathroom well
  • Replace the seal when mould sets in
  • Give the seal a regular clean

Avoid scraping the joints, and don’t stand bottles on the seal.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, and we’ll say if you need a builder or plumber.

Llangyfelach: your questions answered

When can I use the bath after resealing?

We’ll give you the curing time, generally around a day.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Just ensure the landlord agrees.

Why does my sealant keep going mouldy?

Damp is the cause. Run the fan, dry the joints and the new seal stays cleaner for longer.

Can you redo someone else’s repair?

Generally, yes. Let us know what was used before and we’ll plan for it.

What information do you need?

Some photos, your postcode and how to reach you. On the day, access to the room.

Do you charge for travel?

No. Our quotes include travel, with the same prices everywhere we work.

Do I need to be at home?

Yes. We need access to the room while we work, at a time we agree with you.

Will you leave a mess?

No. The work area is masked and covered, and we leave the room clean.

Prices and what affects them

Each job gets its own fixed quote. This is what makes a difference:

  • Previous DIY repairs that have to come out
  • The type of damage
  • What the surface is made of
  • Access to the area

Instead of hourly rates, we price the whole job up front. It depends on the damage, the material and access.

How to get a fixed quote

Before you send pictures, these tips help us give you a firm price:

  • What it’s made of, if you know
  • A close-up of the damage, in focus
  • A wider photo showing the entire bath or shower
  • A coin or ruler next to the damage for scale

Most clients in Llangyfelach get their price from pictures. Tell us what happened and where you are, and we will reply with a fixed quote and the earliest dates we have.

DIY repairs versus a professional job

If you do try a kit, read the instructions carefully, ensure the area is clean and completely dry, and don’t use it until it has fully cured. If it doesn’t work out, we can still repair it properly.

For a hairline mark somewhere you’ll never see, a kit may be enough. For damage in plain view, cracks, holes or rust, or coloured finishes, a professional repair is worth it.
