Bath resealing for Llyswen homes

Keeping it looking good

It’s all simple stuff, just a few sensible habits:

  • Replace the seal when mould sets in
  • Store bottles on a shelf
  • Dry the seal after bathing
  • Run the extractor fan during and after showers

Let it cure fully before using the bath or shower, normally around 24 hours.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, and we will say if you need a builder or plumber.

About our bath resealing in Llyswen

A reseal is a small job that makes a big difference. Fresh joints make the entire room look cleaner, and they keep water out. If you’re dealing with missing sealant behind the taps and sealant that’s split or lifting, we can help, on basins & vanity units, baths and shower trays & enclosures alike.

You are covered after we leave: each job carries a one-year guarantee, and we’ll explain exactly what it covers when we quote.

How it works

You don’t need to empty the room beforehand. Everything we use comes in the van with us, lay protective sheets and start once you’re happy with the plan. It generally takes around two hours, and you’re welcome to carry on with your day while we work.

  1. We cut out all of the old sealant.
  2. We remove the residue and clean the joint.
  3. We treat mould and dry the joint thoroughly.
  4. We fill the bath, or weight the tray, to open the joint.
  5. New mould-resistant silicone is applied and tooled neatly.

How to prepare

  • Mention any parking restrictions or tricky access
  • Mention any earlier repairs or resurfacing
  • Keep children and pets away from the room on the day

Llyswen: your questions answered

Do you cover the whole of Ceredigion?

We work UK-wide, and that includes Llyswen. Prices don’t change with location.

Is there a guarantee?

Yes, for a year. If there is a problem with the work in that time, we come back and put it right.

Is a repair better than a new one?

In most cases, yes. Replacement brings removal, refitting and making good, which a repair avoids. If it isn’t worth repairing, we’ll tell you.

How long does a reseal take?

Generally a couple of hours, then it needs to cure.

Do I have to be there?

Someone needs to let us in and show us the job. After that, you can carry on with your day.

Will it make a mess?

Very little mess: we sheet and mask everything nearby, and we take our waste away with us.

Do the materials smell?

There may be a mild smell during the work that clears as it cures.

Can tenants book a repair?

Yes. Ask your landlord first, and we can send them the quote if that helps.

When we would advise against a repair

Not everything can be repaired, and we’d rather say so up front. We can’t fix:

  • Water damage behind the bath that needs a builder
  • A flexing bath
  • Hollow or loose tiles

If in doubt, send photos and we’ll say what we think.

DIY kit or professional repair?

It’s natural to want to try a repair yourself. The trouble is that kit repairs frequently look fine at first and then fail, and then the old filler has to be removed first.

If you’ve already tried a DIY fix, that’s fine. We remove the old filler and start again, so it does not stop a professional repair. Just mention it when you send pictures, as it can add time.

What affects the price in Llyswen

There is no area surcharge for Llyswen. What changes the price is:

  • How many areas need work
  • The material
  • Whether it’s a chip, crack, burn or wear
  • Whether we combine several jobs

It helps to know what pushes a price up or down: the amount of damage, the material, access to the area, and how many jobs we do in one trip. Send photos and you will get a fixed figure.

Quotes from your pictures

Almost every job we do is priced from pictures. This is what we need:

  • One picture of the whole bath or shower
  • The postcode, so we can plan the visit
  • A close-up of the damage, in focus
  • Natural light rather than flash

We price from photos so you do not have to wait in for a survey. Use the quote form, or ring 0345 017 0787 to talk it through, and we’ll come back with a fixed figure.
