Bath resealing in Ludford

How we handle bath resealing in Ludford

Resealing is one of the simplest ways to protect your bathroom. Old, split or mouldy sealant lets water get behind the bath or tray, and resealing puts a stop to that. We regularly repair shower trays & enclosures, kitchen worktops & sinks and wet rooms, and people most often call us about stained silicone and silicone coming away from the tiles.

Every job is backed for twelve months. We return to put right any problem with the work.

Why reseal now?

A professional reseal costs little compared with water damage. It’s a quick job that protects your walls and floors. The price depends on how much damage there is and what kind, the material and how many items we do on one visit. You get a fixed price from your photos, so there are no surprises on the day.

The process

A typical visit goes like this: we arrive at the agreed slot, sheet and mask the area around the job, do the job and tidy away. Plan for about two hours for a bath from start to finish. Before leaving, we tell you how long to leave it and how to look after it.

  1. We cut out all of the old sealant.
  2. Residue is removed and the joint cleaned.
  3. Any mould is treated and the joint dried.
  4. The bath is filled with water, or weight put on the tray.
  5. We apply fresh mould-resistant silicone and tool a neat bead.

Before we arrive

  • Clear the area around the damage
  • Avoid using the area for a few hours before we arrive
  • Keep a parking space free if you can

Related advice

For landlords and businesses

Rented homes see more wear and tear, and replacing things at every changeover adds up. Repairing between tenants keeps the property presentable for less.

We carry out planned and one-off repairs for housing associations and facilities teams in Lincolnshire and across the UK. A repair avoids taking out and refitting, which matters when someone is living in the home.

Repairs by material

Shower trays

We put weight on a tray before sealing it, for the same reason.

Baths

We fill the bath before sealing, so the joint is at its widest.

Ludford questions

Can you do more than one item on the same visit?

Of course, and it normally saves money. Send pictures of everything together and we’ll quote them together.

How do I stop mould in sealant?

Normally poor ventilation and moisture sitting on the joint. Mould-resistant silicone and good ventilation help.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

How do I book?

A close-up, a wider photo and your postcode. After that, we just agree a date.

Do you work in Ludford?

Yes. We cover the whole UK and come to Ludford and the rest of Lincolnshire. Send us photos for a fixed quote, or call 0345 017 0787.

Do you hold any accreditations?

Yes, including CHAS, Constructionline and SafeContractor. See our accreditations page for the full list.

Why does the silicone keep cracking?

Usually because the bath or tray moves. We fill the bath before sealing it.

Can I get a quote without a visit?

Typically, yes. A close-up and a wider photo are enough to give a fixed quote.

Prices and what affects them

Each job gets its own fixed price. These are the things that affect it:

  • Whether we combine several jobs
  • How hard the colour is to match
  • Where the damage is and how we get to it
  • The size and number of damaged areas

Instead of hourly rates, we price the entire job up front. It depends on the damage, the material and access, and combining items on one visit brings it down.

Quotes from your photos

Before you send photos, a few simple things make all the difference:

  • What it’s made of, if you know
  • Daylight if possible, and no flash reflection
  • Something in shot to show the size
  • The postcode, so we can plan the visit

Upload photos of the damage and a wider shot of the whole item, with your LN8 postcode, and we will come back with a fixed quote.

Should I try a DIY kit first?

For a hairline mark somewhere you will never see, a kit may be enough. For anything you look at every day, anything that has rusted, cracked or holed, or anything on a coloured surface, a professional repair is worth it.

A DIY attempt isn’t a disaster. We remove the old filler and start again, so it doesn’t stop a professional repair. Just mention it when you send photos, as it can add time.

When a repair isn’t the answer

We will always be straight with you, so here’s what a repair will not do:

  • Very wide gaps that need a trim
  • Movement in the bath or tray
  • Rotten walls or floors behind the bath

Send us pictures and we’ll tell you honestly before you book.

What we work on

  • Wet rooms
  • Basins & vanity units
  • Baths
  • Kitchen worktops & sinks
  • Shower trays & enclosures

Common problems we fix in Ludford

Joints split if the bath or tray moves, frequently because it was sealed with the bath empty.

The most common problems we’re called about are:

  • Mould you cannot clean out
  • Unsealed corners
  • Leaks at the edges
  • Silicone coming away from the tiles

What your quote should include

  • A fixed quote, and whether VAT is included
  • How long the guarantee is and what it covers
  • How soon you can use it again
  • How the room is protected while they work
