Trusted bath resealing in Mortonhall

Work for landlords and builders

Housing associations and facilities teams use us for planned and reactive repairs. A repair avoids taking out and refitting, which matters when someone is living in the home.

Rented homes see more wear and tear, and replacing things at every changeover adds up. Repairing between tenants keeps the property presentable for less.

About our bath resealing in Mortonhall

A reseal is a small job that makes a big difference. Fresh joints make the entire room look cleaner, and they keep water out. We work on baths, shower trays & enclosures and kitchen worktops & sinks, and common reasons people contact us are unsealed corners and an untidy old seal.

Every repair is covered by our one-year guarantee.

Mortonhall: your questions answered

Is it OK to have pets in the house?

We ask you to keep children and pets out of the room while we work. The rest of the house is unaffected.

Can you repair several things at once?

Yes, and it’s frequently cheaper. Send pictures of everything together and we will quote them together.

How long will it take?

A bath or shower generally takes a couple of hours. It then needs time to cure.

Will the price change on the day?

The price is fixed for what the pictures show. If there’s more, we’ll tell you before starting.

What information do you need?

A close-up, a wider photo and your postcode. Then we’ll agree a date.

Can you repair something that is been repaired before?

In most cases. The old repair comes out first.

How long before I can shower?

We’ll give you the curing time.

Is the work guaranteed?

All our work carries a one-year guarantee. We’ll explain what it covers when we quote.

When to call us in Mortonhall

Even good sealant eventually discolours particularly in a well-used bathroom. Steam, soap and movement all wear it down.

Signs it’s time to call us include:

  • Black mould in the sealant
  • Old sealant that looks dirty
  • A messy previous reseal
  • Silicone coming away from the tiles

What to look for in a quote

  • How long it needs to cure
  • If travel is included in the price
  • Whether a trained technician does the job
  • The length of the guarantee and what it covers

Our hiring checklist

Is resealing worth it?

Resealing costs very little and protects the walls and floor. Failed sealant can lead to water damage that is much more expensive. A few things move the price: access, material, the extent of the damage and whether we can do several items together. Photos let us give you a fixed figure.

What you get with us

  • We’ll tell you if it’s not worth repairing
  • Dust sheets down, tidy finish
  • CHAS and Constructionline accredited

What we do, step by step

Nothing needs to be moved out of the room beforehand. We bring everything we need with us, lay protective sheets and start once you are happy with the plan. Most jobs take around two hours, and you’re welcome to carry on with your day while we work.

  1. We cut out and remove all of the old sealant.
  2. Next we clean the joint and deal with mould.
  3. The joint is dried thoroughly.
  4. Baths are filled with water first, so the joint is at its widest.
  5. New mould-resistant silicone goes on and is tooled to a neat finish, including around the taps.

How to prepare

  • Mention if the room is upstairs or in a flat
  • Let us know if it has been repaired before
  • Keep a parking space free if you can

Can I fix it myself?

DIY kits are sold for most surfaces, and they can tidy up a tiny mark. The trouble is colour and preparation: they come in a handful of shades, and if the surface is not prepared the repair will not last.

If you’ve already tried a DIY fix, that is fine. We remove the old filler and start again, so it doesn’t stop a professional repair. It does add a little time, so tell us about it when you send pictures.

Keeping it looking good

So the finish stays in good condition for years:

  • Use the extractor fan
  • Reseal at the first sign of lifting
  • Air the room after use
  • Wipe the joints dry after use

Good ventilation is the best protection, and dry the joints after bathing.

Reseal before water gets in. Split or lifting sealant is a sign it’s time.

What a repair cannot fix

We’ll always be straight with you, so here’s what a repair won’t do:

  • Gaps too big for silicone alone
  • Hidden water damage
  • Tiles that move, until they’re refixed

Not sure? Send photos and we will give you a straight answer.
