How we handle bath resealing in Mud Row

The key to a good reseal is getting all of the old silicone out. New silicone will not bond to old, which is why so many DIY reseals peel. We regularly repair wet rooms, basins & vanity units and baths, and the jobs we see most are leaks at the edges and black mould in the sealant.

Peace of mind is built in: each job carries a one-year guarantee, and we explain what it covers before you book.

What we cannot put right

Before you book, it’s worth knowing the limits too:

  • Rotten walls or floors behind the bath
  • Gaps so wide they need filling or trims before sealing
  • A bath or tray that moves, until its support is fixed

Send us photos and we’ll tell you honestly before booking.

Materials we repair

  • Wet rooms
  • Baths
  • Kitchen worktops & sinks
  • Shower trays & enclosures
  • Basins & vanity units

Work for landlords and builders

We carry out planned and one-off repairs for housing associations and facilities teams. A repair avoids taking out and refitting, which matters when someone is living in the home.

We regularly work with letting and managing agents. Just send pictures, the address and how to get access.

Should I try a DIY kit first?

What a professional repair adds is preparation, colour matching and finishing. We prepare the area properly, mix the colour on site and polish the finish to match, and the work is guaranteed.

If you’re set on a kit, follow its instructions closely, make sure the area is clean and completely dry, and give it the full curing time. If it does not work out, we can still repair it properly.

Mud Row: your questions answered

Do you work in Mud Row?

We do. Repair technicians travel to Mud Row from across the region, with no extra charge for travel.

Can landlords book you?

We do, regularly. We can quote for several properties together and work between tenancies.

Is repairing better than replacing?

Generally, yes. Replacement brings removal, refitting and making good, which a repair avoids. We will be honest if it’s not worth it.

Can you price it without visiting?

Generally, yes. A close-up and a wider photo are enough to give a fixed price.

Are you accredited?

Yes. Our accreditations include CHAS, Constructionline and SafeContractor. See our accreditations page for the full list.

Will it make a mess?

Dust sheets and masking go down before we start, and tidy up before we leave.

Will the price change on the day?

It’s rare, but if it happens we talk to you first. You decide whether to go ahead.

Can you repair several things at once?

Yes, and it’s frequently cheaper. Send pictures of everything together and you will get one combined price.

Why it’s worth resealing in Mud Row

A reseal is one of the cheapest bathroom jobs there is and protects the walls and floor. Failed sealant can lead to water damage that is much more expensive. Compared with replacing, repairing typically costs far less, because nothing has to be taken out, refitted or made good. The quote lists exactly what you’re paying for.

What you get with us

  • One visit for most repairs
  • Work done at your home or business

What we’re called out for in Mud Row

Sealant doesn’t last forever. Every bath or shower adds moisture and soap residue, which mould loves, and the joint moves slightly every time the bath is filled.

Keep an eye out for any of the following:

  • Damp near the bath
  • Black spots in the silicone
  • Old sealant that looks dirty
  • Gaps in the seal

What your quote should include

  • Whether a trained technician does the job
  • How changes to the job are handled
  • If travel is included in the price
  • How soon you can use it again

Different materials, different repairs

Baths

We fill the bath before sealing, so the joint is at its widest.

Sinks and worktops

Basins, vanity units and kitchen worktops are resealed too, once the joint is completely dry.

What we do, step by step

We begin by going over the job with you. After that, protection goes down around the work area and the work begins. You can expect it to take about two hours for a bath, and we’ll tell you if anything changes.

  1. The surrounding area is protected and the joints masked.
  2. Old sealant and residue are removed.
  3. We clean, treat and dry the joint.
  4. Fresh silicone is applied in a continuous bead.
  5. The bead is smoothed, the tape removed and the seal left to cure.

How to prepare

  • Ensure the area is dry
  • Open a window if you can
  • Keep a parking space free if you can

How to get a price

We price from photos so you do not have to wait in for a survey. Use the quote form, or ring 0345 017 0787 to talk it through.

Advice

Prices and what affects them

We give every job a fixed quote from photos. This is what makes a difference:

  • The colour and finish to match
  • Doing more than one item at once
  • The material
  • Whether it’s a chip, crack, burn or wear

There are no surprise extras on the day. What we quote from your pictures is what you pay, unless the damage turns out to be different, in which case we talk to you first.

Quotes from your photos

Phone photos are fine, there is no need for anything special. Just ensure we can see:

  • A coin or ruler next to the damage for scale
  • The material, if you know it
  • Details of any past repairs
  • Your postcode, so we can check dates

To get a price, send a couple of pictures through our quote form or ring us. We will say immediately whether it can be repaired.
