Landlord and trade work in Resolven

Rented homes see more wear and tear, and replacing things at every changeover adds up. A repair between tenancies is a cheaper way to keep the property in good order.

Landlords, letting agents and housing providers in Resolven use us as well as homeowners. Repairing between tenancies keeps void periods short, and it usually costs far less than a refit.

How it works

Your technician turns up at the time we agreed with you, introduces themselves and checks the damage against your photos first. The floor and nearby surfaces are covered before any work starts. The work itself takes about two hours for a bath, and we leave the room as we found it.

  1. We protect the area and mask the joint lines.
  2. We remove the old sealant and every trace of residue.
  3. The joint is cleaned, treated and dried.
  4. We run a continuous bead of new silicone.
  5. The bead is smoothed, the tape removed and the seal left to cure.

How to prepare

  • Let us know if it has been repaired before
  • Ensure the area is dry
  • Mention if the room is upstairs or in a flat

Advice

Common questions in Resolven

Can pets and children be at home?

Please keep children and pets out of the room during the visit. The rest of the house is unaffected.

My seal keeps tearing. Why?

Usually because the bath or tray moves, or it was sealed with the bath empty. We fill the bath before sealing it.

Do you come to Resolven?

We do. We send a technician to Resolven for every job, and the price is the same as everywhere else.

Do you work for landlords and businesses?

Yes, often. We can quote for several properties together and work between tenancies.

How long does a reseal take?

Typically a couple of hours, then it needs to cure.

Is my repair covered?

All our work carries our one-year guarantee. Ask us what it covers when you get your quote.

Is repairing better than replacing?

Generally, if the item is otherwise sound. Repairing avoids the cost and disruption of replacing. If replacing would be better, we will say so.

What areas do you cover?

Across the UK, so Resolven is covered. Our prices are the same everywhere.

Materials and what they mean for the repair

Baths

Baths are resealed with water in them, so the joint is at its widest.

Sinks and worktops

Basins, vanity units and kitchen worktops are resealed too, with the joint fully dried first.

How we price bath resealing

We give every job a fixed price from pictures. This is what makes a difference:

  • How many areas need work
  • How hard the colour is to match
  • How easy the damage is to reach
  • What the surface is made of

Every job is a little different, so each one is priced on its own. The size and type of damage, the material and access all play a part, and combining jobs on one visit brings the cost down.

Quotes from your pictures

Almost every job we do is priced from pictures. This is what to send:

  • One picture of the whole bath or shower
  • What it’s made of, if you know
  • Whether it’s been repaired or coated before
  • Where you are, by postcode

No survey visit is needed: we price from pictures. Send them through the quote form, or call 0345 017 0787 if you’d rather talk it through.

What we’re called out for in Resolven

A bathroom without good ventilation is hard on sealant: moisture sits on the joints longer, and mould takes hold.

The things customers usually mention when they call are:

  • Old sealant that looks dirty
  • A messy previous reseal
  • Mould you cannot clean out
  • Damp near the bath

Questions to ask before booking

  • Who turns up on the day
  • Whether they match the colour on site
  • How long it needs to cure
  • How the room is protected while they work

Choosing a repair company

How to look after the repair

Most damage we see is avoidable. A few tips:

  • Keep the joints dry
  • Ventilate the bathroom well
  • Open a window after bathing
  • Keep bottles off the joints

Keep the room well ventilated, and dry the joints after bathing.

Black mould in sealant isn’t just unsightly. An early reseal keeps water where it belongs.

Why reseal now?

A professional reseal costs little compared with water damage. It’s quick, tidy and protects your home. The price depends on how much damage there is and what kind, what it’s made of and how many jobs we combine into one visit. We give a fixed price from your pictures, so there are no surprises on the day.

Why Resolven clients choose us

  • Nothing taken out or refitted
  • Fixed prices from your pictures
  • Rooms protected and left tidy
  • Repair technicians who travel to you, UK-wide

Should I try a DIY kit first?

DIY kits are sold for most surfaces, and they can make a small mark look better. Where they fall down is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler often lifts.

If you do try a kit, read the instructions carefully, ensure the area is clean and completely dry, and give it the full curing time. If it does not work out, we can still repair it properly.
