Bath resealing in Sydenham Hill

About our bath resealing in Sydenham Hill

A fresh seal protects your bathroom. Failed sealant lets water get where it shouldn’t, and a new seal stops it. We work on kitchen worktops & sinks, basins & vanity units and shower trays & enclosures, and common reasons people contact us are silicone smeared on tiles and black spots in the silicone.

The work is guaranteed for twelve months. If there’s a problem with the repair within the year, we return and sort it.

Sydenham Hill: your questions answered

Is it OK to have pets in the house?

Yes, as long as they stay out of the room we are working in. We will tell you when the room can be used again.

Can new silicone go over old?

We always remove the old sealant completely. Fresh silicone does not stick to old.

Why does my sealant keep splitting?

Something is moving. Persistent splitting can mean the support needs attention.

Is it worth repairing rather than replacing?

In most cases, yes. Replacement brings removal, refitting and making good, which a repair avoids. We’ll be honest if it’s not worth it.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

When can I use the bath after resealing?

You will get the curing time from us, usually around a day.

Are you a vetted contractor?

Yes, including CHAS, Constructionline and SafeContractor. See our accreditations page for the full list.

Do the materials smell?

There may be a mild smell during the work, which fades afterwards.

The process

Once we are through the door, we keep the work contained to the one room. We mask off everything nearby, the job takes around two hours, depending on what we find, and we finish by cleaning up and talking you through the result.

  1. We protect the area and mask the joint lines.
  2. Old sealant and residue are removed.
  3. The joint is cleaned, treated and dried.
  4. We run a continuous bead of new silicone.
  5. The bead is smoothed, the tape removed and the seal left to cure.

Getting ready for the visit

  • Let us know if it has been repaired before
  • Keep children and pets away from the room on the day
  • Keep a parking space free if you can

What bath resealing costs

Each job gets its own fixed quote. This is what makes a difference:

  • Whether we combine several jobs
  • The colour and finish to match
  • The material
  • Previous DIY repairs that have to come out

The price depends on the type and amount of damage, the material and how many items we do on one visit. You get a fixed price from your photos, so you know the cost before booking.

Send photos for a quote

You can usually get a fixed quote without us visiting. To help us price it:

  • A picture taken from further back
  • One sharp close-up of the damage
  • The postcode, so we can plan the visit
  • Whether it’s been repaired or coated before

For a price in Sydenham Hill, the easiest route is photos: a close-up, a wider shot and your postcode. We reply with a fixed quote and our next available dates.

Landlords, agents and businesses in Sydenham Hill

Builders use us to fix snagging damage before handover. We can visit several plots in one trip to keep costs down.

If you manage property in Sydenham Hill, we can repair and quote for several addresses together. Send pictures for each one and we’ll come back with a combined price.

Is resealing worth it?

Resealing is a small job. Leaving split or mouldy sealant can let water reach the walls and floor, which costs far more to put right. Set against the cost of replacement, repairing generally costs far less, because nothing has to be taken out, refitted or made good. The quote lists exactly what you are paying for.

Why book with us

DIY kit or professional repair?

DIY kits are sold for most surfaces, and they can make a small mark look better. Where they fall down is colour and preparation: they come in a handful of shades, and if the surface is not prepared the repair will not last.

If you’re set on a kit, follow its instructions closely and work on a clean, dry surface, and give it the full curing time. If it does not work out, we can still repair it properly.

When we’d advise against a repair

Some jobs are not right for a repair, for example:

  • Hidden water damage
  • Loose tiles, which need refixing first
  • A flexing bath

If in doubt, send photos and we’ll say what we think.
