Landlords, letting agents and housing providers in Van use us as well as homeowners. Repairing between tenancies keeps void periods short, and it costs much less than replacing.

How we handle bath resealing in Van

Baths are resealed with water in them, so the joint opens fully, which stops the new seal tearing the first time the bath is used. Common call-outs are for an untidy old seal and leaks at the edges, on kitchen worktops & sinks, basins & vanity units and wet rooms.

We stand behind the work with a one-year guarantee, so you’re covered after the visit.

Resealing in Van: why it matters

Resealing costs very little and protects the walls and floor. Failed sealant can lead to water damage that is much more expensive. What it costs depends on how much damage there is and what kind, what it’s made of and how many jobs we combine into one visit. We give a fixed price from your photos, so there are no surprises on the day.

Should I try a DIY kit first?

We understand the appeal of fixing it yourself. The trouble is that kit repairs frequently look fine at first and then fail, and then the old filler has to be removed first.

What a professional repair adds is preparation, colour matching and finishing. We prepare the area properly, mix the colour on site and polish the finish to match, and the work is guaranteed.

Do you need bath resealing in Van?

Even good sealant eventually discolours. Steam, soap and movement all wear it down.

Look out for these signs:

  • Leaks at the edges
  • Silicone coming away from the tiles
  • Stained silicone
  • Black mould in the sealant

Choosing a repair company

What a repair can’t fix

We will not take on work that will not last, so here’s what a repair can’t put right:

  • Gaps too big for silicone alone
  • Loose tiles, which need refixing first
  • Movement in the bath or tray

If in doubt, send pictures and we’ll say what we think before booking.

What we work on

  • Shower trays & enclosures
  • Kitchen worktops & sinks
  • Wet rooms
  • Basins & vanity units
  • Baths

How we price bath resealing

You will know the full cost before you book. We look at:

  • The colour and finish to match
  • Whether old repairs or coatings need taking off
  • What the surface is made of
  • How easy the damage is to reach

Set against the cost of replacement, a repair is normally a fraction of the price, because there is no removal, plumbing or making good. Your fixed quote shows exactly what’s included.

Getting a price from pictures

We price nearly every job from pictures. This is what to send:

  • Whether it’s been repaired or coated before
  • A coin beside the damage so we can judge size
  • The material, if you know it
  • A close-up of the damage, in focus

If you are in Van and want a price, photos are the quickest way: one close up, one from further back, plus your postcode. We reply with a fixed quote and our next available dates.

Different materials, different repairs

Sinks and worktops

Basins, vanity units and kitchen worktops are resealed too, once the joint is completely dry.

Shower trays

Trays are sealed with weight on them, for the same reason.

What we do, step by step

There is not much you need to do on the day. Show us the job, point us to the room, and we’ll take it from there. The job generally runs to about two hours for a bath, including clearing up.

  1. The old silicone is cut out completely.
  2. Residue is removed and the joint cleaned.
  3. Any mould is treated and the joint dried.
  4. The bath is filled with water, or weight put on the tray.
  5. New mould-resistant silicone is applied and tooled neatly.

Preparing for the visit

  • Let us know about parking or access
  • Ensure the area is dry
  • Clear the area around the damage

Questions from Van

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Is it messy?

No. The work area is masked and covered, and we take our waste away with us.

How long does resealing take?

Typically a couple of hours, plus curing time.

Are there extra charges for Van?

We don’t add a call-out fee. Your fixed price includes everything.

Do you work for landlords and businesses?

We do, regularly. We quote for multiple addresses and fit around tenancy changeovers.

Do you seal over the old sealant?

All the old sealant comes out. New silicone won’t bond to old.

When can I use the bath after resealing?

Generally after around 24 hours. We will tell you the exact time.

Is repairing better than replacing?

Generally, if the item is otherwise sound. Repairing avoids the cost and disruption of replacing. If replacing would be better, we’ll say so.
