How we handle tile repair in Elland Lower Edge

A loose or rocking tile may need relaying first, and we’ll say so. The tile stays where it is, so you do not need to find a spare. We’re frequently asked to fix damaged tile edges and discontinued tiles you can’t replace, across ceramic tiles, natural stone & granite and floor and wall tiles.

The work is guaranteed for twelve months. If there’s a problem with the repair within the year, we return and sort it. Avoid dropping heavy items on repaired floor tiles, and use a pH-neutral cleaner.

Repair or replace: which is better?

Swapping out a damaged tile involves breaking out the old tile, finding a match and risking the tiles around it. Repairing it leaves the tile where it is. Our tile repair starts from £95. The price depends on how much damage there is and what kind, the material and how many jobs we combine into one visit. You get a fixed price from your pictures, so you know the cost before booking.

Landlord and trade work in Elland Lower Edge

Rental properties take more wear, and replacing items every time a tenant leaves is expensive. Repairing between tenants keeps the property presentable for less.

What affects the price in Elland Lower Edge

Prices start from £95. Each job gets its own fixed price. These are the things that affect it:

  • The material and finish
  • Where the damage is and how we get to it
  • How many items we do on one visit
  • The type of damage

We don’t add extras on the day. What we quote from your pictures is what you pay, unless the damage turns out to be different, in which case we talk to you first.

How to get a fixed quote

You can normally get a fixed price without us visiting. To help us price it:

  • Where you are, by postcode
  • One sharp close-up of the damage
  • Good light, ideally daylight, without flash glare
  • What it’s made of, if you know

Most clients in Elland Lower Edge get their price from photos. Tell us what happened and where you are, and we’ll reply with a fixed quote and the earliest dates we have.

Send us pictures and we’ll tell you honestly before booking.

The process

Expect a friendly, tidy visit. We agree the arrival time in advance, protect the area, then carry out the work, which normally takes a morning or an afternoon. If we find something your photos didn’t show, we’ll explain it before carrying on.

  1. We start by cleaning the tile and clearing loose fragments.
  2. We fill the chip, crack or hole.
  3. We level and shape the repair to the tile surface.
  4. We recreate the colour and pattern by hand.
  5. Finally we seal it to match the tile.

Before we arrive

  • Let us know if it has been repaired before
  • Have a window or extractor fan available
  • Tell us if there are stairs or a lift

Advice

Should I try a DIY kit first?

If you are set on a kit, follow its instructions closely and work on a clean, dry surface, and give it the full curing time. If it doesn’t work out, we can still repair it properly.

DIY kits are sold for most surfaces, and they can make a small mark look better. The trouble is colour and preparation: they come in a handful of shades, and if the surface isn’t prepared the repair won’t last.
