Need tile repair in Kingsland?

Tile repair in Kingsland without replacing anything

A loose or rocking tile may need relaying first, and we will say so. The tile stays where it is, so there’s no need to hunt for a matching tile. If you’re dealing with drill holes from removed fittings and chips from dropped pans and tools, we can typically put it right, whatever the material.

All of our repairs are guaranteed for twelve months in Kingsland and everywhere else. We return to put right any problem with the work. Avoid dropping heavy items on repaired floor tiles, and use a pH-neutral cleaner.

For landlords and businesses

Letting agents often send us photos straight from the inventory. That means we can quote before you even visit the property, and we can arrange access with the tenant directly if that helps.

Hospitality businesses need rooms back in use quickly, so we keep visits short and tidy. We can work around your bookings.

What tile repair costs

Prices start from £95. There is no area surcharge for Kingsland. What changes the price is:

  • Whether old repairs or coatings need taking off
  • Whether it’s a chip, crack, burn or wear
  • How hard the colour is to match
  • The material

It helps to know what pushes a price up or down: the amount of damage, the material, access to the area, and how many jobs we do in one trip. Photos let us give you a fixed figure.

How to get a fixed quote

It only takes a minute to photograph the damage, and it saves a visit. Try to send:

  • Something in shot to show the size
  • A close-up of the damage, in focus
  • One picture of the entire tiled area
  • Where you are, by postcode

Pricing is simple: take a close-up of the damage and a picture from further back, send them over with your postcode, and you’ll get a fixed quote back. Quotes are free and no obligation.

When we would advise against a repair

We won’t take on work that will not last, so these are the limits:

  • Loose or hollow tiles that need relaying
  • Cracks caused by a moving floor, until the floor is fixed
  • Whole walls of failing grout

If in doubt, send photos and we will say what we think.

Surfaces we repair

  • Floor and wall tiles
  • Porcelain tiles
  • Ceramic tiles
  • Marble
  • Natural stone & granite

Why repair rather than replace?

Replacing a tile means breaking it out, tracking down a matching tile and possibly cracking its neighbours. Repairing it leaves the tile where it is. Repairs from £95, with every job priced individually. There are no surprise extras on the day. What we quote from your pictures is what you pay, unless the damage turns out to be different, in which case we talk to you first.

Common questions in Kingsland

Can you repair several things at once?

Yes, and it’s often cheaper. Just add the extra items to your pictures and we will quote them together.

Is a repair better than a new one?

In most cases, yes. Replacement brings removal, refitting and making good, which a repair avoids. If it is not worth repairing, we will tell you.

Are you a vetted contractor?

Yes, including CHAS, Constructionline and SafeContractor. The full list is on our accreditations page.

What happens after I send pictures?

We review the pictures and send a fixed quote with dates.

Do the materials smell?

A little, depending on the job. Ventilation keeps it to a minimum, and it soon fades.

It’s been repaired before. Can you still fix it?

Most of the time. Tell us what was done before and we will plan for it.

Is it OK to have pets in the house?

Just keep them out of the work area. We’ll tell you when the room can be used again.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are happy for a repair to be arranged before the end of a tenancy.

The process

On the day itself, there’s little for you to do. Show us the job, point us to the room, and we will get on with it. The job generally runs to a morning or an afternoon, tidy-up included.

  1. We clean the tile and remove loose fragments.
  2. The chip, crack or hole is filled.
  3. We shape the repair flush with the tile.
  4. We match the colour and pattern by hand.
  5. We seal the repair to suit the finish of the tile.

Getting ready for the visit

  • Avoid using the area for a few hours before we arrive
  • Have somewhere for us to park nearby if possible
  • Open a window if you can

Should I try a DIY kit first?

We understand the appeal of fixing it yourself. The trouble is that kit repairs frequently look fine at first and then fail, and the old filler has to come out before a proper repair.

If you’ve already tried a DIY fix, that’s fine. We remove the old filler and start again, so it won’t stop us repairing it. Just mention it when you send photos, as it can add time.
