Bath & shower resealing (mastic) in Clapton, Greater London
Bath, shower and sink resealing with new mould-resistant silicone in Clapton, carried out at your home and guaranteed for a year.
- Gaps by the taps
- Mould you can’t clean out
- Silicone smeared on tiles

Bath resealing in Clapton, done in place
A proper reseal starts with removing every trace of the old silicone. New silicone will not bond to old, which is why many DIY jobs peel. We work on basins & vanity units, shower trays & enclosures and wet rooms, and the jobs we see most are silicone smeared on tiles and leaks at the edges.
The work is covered for a year after we finish. If anything is not right, ring us and we will come back.

The process
We begin by going over the job with you, so you know exactly what we are doing. Then the area is sheeted and masked and the work begins. You can expect it to take around two hours, and we will keep you posted as we go.
- The old silicone is cut out completely.
- Residue is removed and the joint cleaned.
- Any mould is treated and the joint dried.
- We fill the bath, or weight the tray, to open the joint.
- We apply fresh mould-resistant silicone and tool a neat bead.
Before we arrive
- Tell us about any previous repairs or coatings
- Keep children and pets away from the room on the day
- Avoid using the area for a few hours before we arrive

Prices and what affects them
Each job gets its own fixed price. These are the things that affect it:
- What the surface is made of
- Doing more than one item at once
- Previous DIY repairs that have to come out
- The size and number of damaged areas
Instead of hourly rates, we price the entire job up front. Damage, material and access decide it, and doing several items at once reduces it.
How to get a fixed price
Two or three clear photos are typically enough. Try to include:
- Any details about the material
- A coin beside the damage so we can judge size
- Natural light rather than flash
- A close-up of the damage, in focus
For most jobs, pictures are all we need to give you a price. Add a line about what happened and your postcode, and we will reply with a fixed quote and the earliest dates we have.
Signs you need bath resealing in Clapton
In time, even good sealant discolours. Steam, soap and movement all take their toll.
Typical reasons for a call-out include:
- Gaps by the taps
- Discoloured, yellow sealant
- Sealant that’s split or lifting
- Silicone smeared on tiles
What to look for in a quote
- Whether there are any call-out or travel charges
- What protection goes down before work starts
- The length of the guarantee and what it covers
- How long it needs to cure
Looking after it afterwards
So the finish stays in good condition for years:
- Store bottles on a shelf
- Reseal when black spots won’t clean off
- Let steam out after showers
- Give the seal a regular clean
Leave the sealant to cure for the time we give you, normally around 24 hours.
Mouldy sealant is more than a cosmetic problem. An early reseal keeps water where it belongs.

Landlord and trade work in Clapton
Builders use us to fix snagging damage before handover, so there’s no need to replace a damaged item at the last minute. We can visit several plots in one trip.
We regularly price jobs from inventory or check-out pictures. That means we can quote before you even visit the property, and we can arrange access with the tenant directly if that helps.
Why reseal now?
Resealing costs very little and protects the walls and floor. Failed sealant can lead to water damage that is much more expensive. We don’t add extras on the day. What we quote from your photos is what you pay, and if the damage turns out to be different, we discuss it before starting.
