Bath resealing in Colinton Mains, done in place
Preparation is everything in a reseal: every bit of old silicone out, mould treated, the joint clean and dry. Then the fresh sealant goes on, as one neat, continuous bead. We’re frequently asked to fix discoloured, yellow sealant and sealant that’s split or lifting, in basins & vanity units, baths and wet rooms.
You get a one-year guarantee, the same in Colinton Mains as everywhere else we work.

Is resealing worth it?
Sealing over old silicone is a false economy. It peels within weeks, and traps mould underneath. A proper reseal removes the old first. Most people are surprised how affordable a repair is, particularly next to the cost of replacement. Send photos and we’ll give you the exact figure.
Why us?
- We come to you, anywhere in the UK
- We will tell you if it’s not worth repairing
- A fixed quote before you book
- Typically one visit, start to finish
Take a look at our prices page.
Looking after it afterwards
After the repair has cured, a few habits help it last:
- Do not stand toiletries on the seal
- Open a window after bathing
- Use the extractor fan
- Give the seal a regular clean
Do not scrape the sealant with anything sharp, and keep shampoo bottles off the joints.
If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, so we’ll tell you if it needs a builder or plumber.
When to call us in Colinton Mains
Sealant splits when the bath or tray moves, often because it was sealed while the bath was empty.
The most common problems we are called about are:
- Missing sealant behind the taps
- Silicone smeared on tiles
- Leaks at the edges

What we do, step by step
A typical visit goes like this: we arrive at the agreed slot, sheet and mask the area around the job, carry out the work and clear up. Allow around two hours from start to finish. Before we go, we will explain when it can be used and how to look after it.
- The surrounding area is protected and the joints masked.
- We remove the old sealant and every trace of residue.
- We clean, treat and dry the joint.
- We run a continuous bead of new silicone.
- We smooth the bead, remove the tape and leave it to cure.
Preparing for the visit
- Let the surface dry out before the visit
- Mention any earlier repairs or resurfacing
- Plan for the room to be out of bounds to pets and children

DIY repairs versus a professional job
DIY kits are sold for most surfaces, and they can make a small mark look better. The trouble is colour and preparation: they come in a handful of shades, and if the surface isn’t prepared the repair will not last.
For a hairline mark somewhere you’ll never see, a kit may be enough. For damage in plain view, cracks, holes or rust, or coloured finishes, it’s worth having it done properly.
What your bath or shower is made of matters
Baths
We fill the bath before sealing, to open the joint fully.
Shower trays
Trays are sealed with weight on them, so the joint is at its widest.
What affects the price in Colinton Mains
We price every job individually. The main factors are:
- Previous DIY repairs that have to come out
- Access to the area
- What the surface is made of
- How many areas need work
We charge the same wherever you are, so there is no premium for Colinton Mains. The job itself decides the price: how much damage, what it’s made of and how many items.
Send pictures for a quote
Photographing the damage takes a minute. Please include:
- A coin or ruler next to the damage for scale
- The postcode, so we can plan the visit
- One picture of the entire bath or shower
- Any earlier repairs or coatings
Getting a price is easy: take a close-up of the damage and a photo from further back, send them to us with your postcode, and we will reply with a fixed price. Quotes are free and no obligation.
