Bath resealing for Dulwich Village homes

About our bath resealing in Dulwich Village

Preparation is everything in a reseal: every bit of old silicone out, mould treated, the joint clean and dry. Only then does the new sealant go on, in a neat, continuous bead. If you’re dealing with silicone coming away from the tiles and a messy previous reseal, we can help, whatever the material.

The work is guaranteed for twelve months. If something isn’t right in that time, we come back and put it right.

Should I try a DIY kit first?

For a hairline mark somewhere you will never see, a kit may be enough. For anything you look at every day, anything that has rusted, cracked or holed, or anything on a coloured surface, it’s worth having it done properly.

A DIY attempt isn’t a disaster. We remove the old filler and start again, so it will not stop us repairing it. It does add a little time, so tell us about it when you send photos.

What affects the price in Dulwich Village

There’s no area surcharge for Dulwich Village. The price reflects:

  • Previous DIY repairs that have to come out
  • Access to the area
  • Whether we combine several jobs
  • The size and number of damaged areas

Our prices are the same across the UK, with no extra for Dulwich Village. What changes the price is the job itself: the material, the amount of damage and how many items.

How to get a fixed quote

A couple of clear pictures is all it takes. Try to include:

  • A wider photo showing the whole bath or shower
  • The postcode, so we can plan the visit
  • Good light, ideally daylight, without flash glare
  • Whether it’s been repaired or coated before

There’s no need for us to visit first. Photos are enough for us to price nearly every job: we need a close-up, a wider picture and your postcode, and we will come back to you with a fixed figure.

For landlords and businesses

Hotels, guest houses and holiday lets need rooms back in use quickly, so we keep visits short and tidy. We’ll fit around changeovers where we can.

If you manage property in Dulwich Village, we will quote for several properties at once. Send photos for each one and we’ll come back with a combined price.

The process

On the day itself, there’s little for you to do. Show us the job, point us to the room, and we will get on with it. Most visits take a couple of hours.

  1. We protect the area and mask the joint lines.
  2. We remove the old sealant and every trace of residue.
  3. We clean, treat and dry the joint.
  4. We run a continuous bead of new silicone.
  5. We smooth the bead, remove the tape and leave it to cure.

Before we arrive

  • Let us know which floor the room is on
  • Clear the area around the damage
  • Plan for the room to be out of bounds to pets and children

How to get a price

No survey visit is needed: we price from pictures. Use the quote form, or ring 0345 017 0787 to talk it through, and we’ll come back with a fixed figure.

When a repair isn’t the answer

A repair is not right for every job, including:

  • Gaps too big for silicone alone
  • Water damage behind the bath that needs a builder
  • A flexing bath

Not sure? Send photos and we will give you a straight answer.

What we work on

  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Kitchen worktops & sinks
  • Wet rooms

How to care for the repair

After the repair has cured, a few habits help it last:

  • Clean the joints with a mild cleaner
  • Don’t stand toiletries on the seal
  • Replace the seal when mould sets in
  • Dry the seal after bathing

Don’t scrape the sealant with anything sharp, and keep shampoo bottles off the joints.

Mouldy sealant is more than a cosmetic problem, it’s a sign moisture is sitting in the joint. Resealing early keeps water out of the walls and floor.

Materials and what they mean for the repair

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, with the joint fully dried first.

Shower trays

Trays are sealed with weight on them, for the same reason.

Is resealing worth it?

Sealing over old silicone is a false economy. It soon peels, and traps mould underneath. We remove the old sealant completely. The price reflects the work involved, not where you live. The full price is agreed before booking, with nothing added on the day.

What you get with us

  • Honest advice, even when it means no job
  • No need to remove anything
  • Accredited with CHAS, Constructionline and SafeContractor
  • Same prices wherever you are
