Prices and what affects them

We give every job a fixed quote from pictures. This is what makes a difference:

  • The material
  • How easy the damage is to reach
  • The type of damage
  • Unusual colours or finishes

There are no surprise extras on the day. What we quote from your photos is what you pay, and if the damage turns out to be different, we discuss it before starting.

Quotes from your photos

You can generally get a fixed price without us visiting. To help us price it:

  • One picture of the whole bath or shower
  • Something in shot to show the size
  • Your postcode, so we can check dates
  • Details of any past repairs

There’s no need for us to visit first. Nearly every job can be priced from photos: send a close-up, a wider shot and your postcode, and we will reply with a fixed quote.

Landlord and trade work in Greenlaw

Hospitality businesses need rooms back in use quickly, so we keep visits short and tidy. We can work around your bookings.

For anyone letting property in or around Greenlaw, we can repair and quote for several addresses together. Just send pictures for each address and we’ll come back with a combined price.

Is resealing worth it?

A reseal is one of the cheapest bathroom jobs there is. Failed sealant can lead to water damage that is much more expensive. Instead of hourly rates, we price the entire job up front. It depends on the damage, the material and access, and doing several items at once reduces it.

What you get with us

FAQs for Greenlaw

What happens next?

We check the damage, the material and your postcode, then reply with a quote and the next dates we have.

Do you work for landlords and businesses?

Yes. We carry out repairs for homeowners, landlords, letting agents, builders and businesses in Greenlaw.

Is my repair covered?

Yes, for a year. If anything goes wrong with the repair within the year, we return to fix it.

Will the price change on the day?

It’s rare, but if it happens we talk to you first. You decide whether to go ahead.

Do I have to be there?

Yes. The technician needs access to the room for the visit, at a time we agree with you.

Why does the silicone keep cracking?

Typically because the bath or tray moves. We fill the bath before sealing it.

Can you do more than one item on the same visit?

Yes. Doing several items on one visit usually costs less than separate visits. Include pictures of each item.

Can pets and children be at home?

Yes, as long as they stay out of the room we are working in. We’ll let you know when it’s safe to use again.

Do you need bath resealing in Greenlaw?

Joints split if the bath or tray moves, frequently because it was sealed with the bath empty.

Send us a photo if you notice any of these:

  • Leaks at the edges
  • Old sealant that looks dirty
  • Unsealed corners
  • Black mould in the sealant

What your quote should include

  • Who will actually do the work
  • Aftercare advice
  • How the colour is matched
  • Whether there are any call-out or travel charges

10 questions to ask before you book

The process

We turn up when we said we would, introduces themselves and checks the damage against your photos first. The floor and nearby surfaces are covered before we open a single tin. The work itself takes about two hours for a bath, and we leave the room as we found it.

  1. All the old sealant is cut out and removed.
  2. The joint is cleaned and any mould treated.
  3. The joint is dried thoroughly.
  4. We fill a bath with water before sealing so the gap is at its widest.
  5. We run a new bead of mould-resistant silicone and smooth it neatly, taps included.

Preparing for the visit

  • Let the surface dry out before the visit
  • Keep pets and children out of the room while we work
  • Clear toiletries, mats and anything else from around the area

Related advice

Looking after it afterwards

Much of the damage we repair could have been avoided. A few tips:

  • Reseal at the first sign of lifting
  • Dry the seal after bathing
  • Clean the sealant gently and regularly
  • Ventilate the bathroom well

Do not scrape the sealant with anything sharp, and keep shampoo bottles off the joints.

Mouldy sealant is more than a cosmetic problem, it’s a sign moisture is sitting in the joint. Resealing early keeps water out of the walls and floor.

What a repair cannot fix

A repair isn’t right for every job, for example:

  • Tiles that move, until they’re refixed
  • Movement in the bath or tray
  • Gaps too big for silicone alone

If in doubt, send pictures and we’ll say what we think.
