For anyone letting property in or around Joppa, we will quote for several properties at once. Send photos for each one and we’ll come back with a combined price.

Letting agents often send us photos straight from the inventory. That means we can quote before you even visit the property, and we liaise with tenants about access if you’d like us to.

About our bath resealing in Joppa

We reseal baths with them filled with water, so the joint opens fully, so the seal doesn’t tear when the bath is first used. Whether it’s water getting behind the bath or tray and sealant that’s split or lifting, we can usually put it right, on basins & vanity units, shower trays & enclosures and wet rooms alike.

You are covered after we leave: our one-year guarantee applies to every job, and we’ll explain exactly what it covers when we quote.

When to call us in Joppa

In time, even good sealant discolours particularly in a well-used bathroom. Steam, soap and movement all take their toll.

Most people contact us when they notice one of these:

  • Gaps in the seal
  • Black mould in the sealant
  • An untidy old seal
  • Leaks at the edges

Our hiring checklist

What bath resealing costs

There is no area surcharge for Joppa. The price reflects:

  • How much damage there is
  • Doing more than one item at once
  • Previous DIY repairs that have to come out
  • The type of damage

Compared with replacing, repairing typically costs far less, because nothing has to be taken out, refitted or made good. Your fixed quote shows exactly what’s included.

How to get a fixed quote

Two or three clear pictures are typically enough. Try to include:

  • Any earlier repairs or coatings
  • A wider photo showing the whole bath or shower
  • A close-up of the damage, in focus
  • Natural light rather than flash

No survey visit is needed: we price from photos. Send them through the quote form, or call 0345 017 0787 if you’d rather talk it through, and we will come back with a fixed figure.

What your bath or shower is made of matters

Baths

Baths are resealed with water in them, to open the joint fully.

Shower trays

We put weight on a tray before sealing it, so the joint is at its widest.

Should I try a DIY kit first?

If you’ve already tried a DIY fix, that is fine. We remove the old filler and start again, so it will not stop us repairing it. Just mention it when you send pictures, as it can add time.

You can buy a DIY kit for most repairs, and they can make a small mark look better. Where they fall down is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler often lifts.

Honest limits

Before you book, it’s worth knowing the limits:

  • Tiles that move, until they’re refixed
  • Gaps too big for silicone alone
  • A bath or tray that moves, until its support is fixed

Not sure? Send pictures and we will give you a straight answer.

Materials we repair

  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & sinks
  • Baths

Is resealing worth it?

A reseal is one of the cheapest bathroom jobs there is and protects the walls and floor. Failed sealant can lead to water damage that is much more expensive. Instead of hourly rates, we fix the price before we start. It depends on the damage, the material and access.

Why us?

  • We come to you, anywhere in the UK
  • No extra charge for your area
  • CHAS and Constructionline accredited
  • A year’s guarantee on all work

How it works

A typical visit goes like this: we arrive at the agreed slot, protect everything around the work area, carry out the work and clear up. Plan for a couple of hours. Before we go, we’ll explain how long to leave it and what to avoid for the first few days.

  1. First we strip out every bit of the old mastic.
  2. The joint is cleaned and any mould treated.
  3. We dry the joint thoroughly.
  4. We fill a bath with water before sealing so the gap is at its widest.
  5. We apply new mould-resistant silicone and tool it to a neat finish, taps included.

How to prepare

  • Mention any parking restrictions or tricky access
  • Keep pets and children out of the room while we work
  • Clear the area around the damage

What happens once I’ve sent photos?

We look at the photos and reply with a fixed quote and some dates. If we need another angle, we will ask.

Is repairing better than replacing?

Normally, if the item is otherwise sound. Repairing avoids the cost and disruption of replacing. We’ll tell you honestly if replacement makes more sense.
