Bath resealing in Kaimend without replacing anything

A good reseal is all about preparation: every bit of old silicone out, mould treated, the joint clean and dry. Then the fresh sealant goes on, as one neat, continuous bead. If you are dealing with black spots in the silicone and water getting behind the bath or tray, we can generally put it right, whatever the material.

We guarantee the work for a year. If there’s a problem with the repair within the year, we return and sort it.

The process

We begin by going over the job with you, so there are no surprises. Then the area is sheeted and masked and we start. It normally takes a couple of hours, and we’ll keep you posted as we go.

  1. The surrounding area is protected and the joints masked.
  2. Old sealant and residue are removed.
  3. The joint is cleaned, treated and dried.
  4. Fresh silicone is applied in a continuous bead.
  5. The bead is smoothed, the tape removed and the seal left to cure.

Advice

Is resealing worth it?

Resealing costs very little, and it protects everything around the bath. Failed sealant can lead to water damage that is much more expensive. Every job is a little different, so each one is priced on its own. The size and type of damage, the material and access all play a part, and combining jobs on one visit brings the cost down.

Can I fix it myself?

If you’ve already tried a DIY fix, that’s fine. We remove the old filler and start again, so it will not stop us repairing it. It does add a little time, so tell us about it when you send photos.

It’s natural to want to try a repair yourself. The trouble is that kit repairs frequently look fine at first and then fail, and then the old filler has to be removed first.

Kaimend: your questions answered

Is repairing better than replacing?

Typically, when the rest is in good condition. A repair avoids removal and making good. If replacing would be better, we’ll say so.

Do I have to be there?

Yes. We need access to the room while we work, at a time we agree with you.

What happens if you find more damage?

Your quote covers the damage in the pictures. Anything extra is discussed before we begin.

How soon can you come?

It depends on the time of year and where you are. We will offer you dates when we send your quote.

Do you hold any accreditations?

Yes, including CHAS, Constructionline and SafeContractor. See our accreditations page for the full list.

How long before I can shower?

We will give you the curing time.

Can I get a quote without a visit?

Yes, almost always. A close-up and a wider photo are enough to give a fixed price.

Do the materials smell?

There may be a mild smell during the work, which fades afterwards.

How we price bath resealing

There is no charge for travel to Kaimend. The price comes down to:

  • Whether old repairs or coatings need taking off
  • The size and number of damaged areas
  • How easy the damage is to reach
  • What the surface is made of

Rather than charging by the hour, we fix the price before we start. Damage, material and access decide it, and combining items on one visit brings it down.

How to get a fixed price

Two or three clear photos are usually enough. It helps if you send:

  • Your postcode, so we can check dates
  • The material, if you know it
  • A coin beside the damage so we can judge size
  • A picture taken from further back

Email us a photo of the damage and a wider shot of the entire item, with your ML11 postcode, and we’ll come back with a fixed quote.

Landlords, agents and businesses in Kaimend

Hotels, guest houses and holiday lets need rooms back in use quickly, so most of our work is done in a single visit. We’ll fit around changeovers where we can.

If you manage property in Kaimend, we’ll quote for several properties at once. Send photos for each one and we will price them together.

How to look after the repair

It’s all simple stuff:

  • Give the seal a regular clean
  • Replace the seal when mould sets in
  • Keep the joints dry
  • Keep bottles off the joints

Keep the room well ventilated, and wipe the joints after use so mould struggles to take hold.

Damp below or loose tiles need checking quickly. There may be more going on, so we will tell you if it needs a builder or plumber.

What your bath or shower is made of matters

Baths

We fill the bath before sealing, so the joint is at its widest.

Shower trays

Trays are sealed with weight on them, so the joint is at its widest.
