- A messy previous reseal

Bath resealing in Lake without replacing anything
Baths are resealed with water in them, so the joint opens fully, so the seal does not tear when the bath is first used. If you’re dealing with leaks at the edges and a messy previous reseal, we can generally put it right, on baths, shower trays & enclosures and basins & vanity units alike.
The work is covered for a year after we finish. Just call us if there’s a problem and we will sort it.

The process
A typical visit goes like this: we arrive at the agreed slot, sheet and mask the area around the job, carry out the work and clear up. Plan for around two hours. Before we go, we will explain when it can be used and what to avoid for the first few days.
- We protect the area and mask the joint lines.
- We remove the old sealant and every trace of residue.
- We clean, treat and dry the joint.
- Fresh silicone is applied in a continuous bead.
- We smooth the bead, remove the tape and leave it to cure.
How to prepare
- Let us know if it has been repaired before
- Tell us if there are stairs or a lift
- Open a window if you can

What affects the price in Lake
You’ll know the full cost before you book. We look at:
- What the surface is made of
- What kind of damage it is
- Access to the area
- Whether we combine several jobs
Every job is a little different, so we price each one individually. What’s damaged, how badly and how easy it is to reach all make a difference, and combining jobs on one visit brings the cost down.

We price nearly every job from pictures. This is what we need:

Please keep children and pets out of the room during the visit. The rest of the house is unaffected.
Do the materials smell?
There can be some smell while we work. It fades as everything cures.
Is my repair covered?
All our work carries our one-year guarantee. We’ll explain what it covers when we quote.
When can you do it?
It depends on the time of year and where you are. Send pictures with your postcode and we will reply with the earliest dates.
It’s been repaired before. Can you still fix it?
In most cases. We remove the old repair before doing a new one, so let us know about it.
Why does mould come back so fast?
Normally poor ventilation and moisture sitting on the joint. We use mould-resistant silicone, and ventilation helps it last.

Repairs by material
Baths
We fill the bath before sealing, so the joint is at its widest.
Sinks and worktops
We reseal basins, vanity tops and kitchen worktops, once the joint is completely dry.
Is resealing worth it?
Resealing costs very little. Leaving failed sealant can let water cause damage that costs far more to fix. Set against the cost of replacement, repairing normally costs far less, because nothing has to be taken out, refitted or made good. Your fixed quote shows exactly what’s included.

What we are called out for in Lake
A bathroom without good ventilation is hard on sealant: moisture sits on the joints longer, and mould takes hold.
People normally call us after spotting one of these:
- Discoloured, yellow sealant
- Mould you can’t clean out
- Gaps by the taps
- An untidy old seal

DIY repairs versus a professional job
The difference between a kit and a professional repair is mostly in the preparation and colour. We prepare the area properly, mix the colour on site and polish the finish to match, and the work is guaranteed.
A DIY attempt is not a disaster. We take the old repair out and do it properly, so it won’t stop us repairing it. Just mention it when you send photos, as it can add time.
Work for landlords and builders
Hotels, guest houses and holiday lets cannot afford rooms out of action for long, so most of our work is done in a single visit. We can work around your bookings.
Builders use us to fix snagging damage before handover, so there’s no need to replace a damaged item at the last minute. Several plots can be done in one visit to keep costs down.
Aftercare tips
Most damage we see is avoidable. A few tips:
- Use the extractor fan
- Don’t stand toiletries on the seal
- Open a window after bathing
- Keep the joints dry
Avoid scraping the joints, and keep shampoo bottles off the joints.
Reseal before water gets in. Split or lifting sealant is a sign it’s time.
