Bath resealing in Leamside

Bath resealing in Leamside, done in place

A reseal is a small job that makes a big difference. Clean, white joints make a bathroom look cared for, and they keep water out. If you are dealing with old sealant that looks dirty and gaps in the seal, we can normally put it right, on shower trays & enclosures, basins & vanity units and kitchen worktops & sinks alike.

The work is covered for a year after we finish. Just call us if there is a problem and we will sort it.

What we do, step by step

There’s not much you need to do on the day. Show us the job, point us to the room, and we will get on with it. Most visits take a couple of hours, including clearing up.

  1. We protect the area and mask the joint lines.
  2. We remove the old sealant and every trace of residue.
  3. The joint is cleaned, treated and dried.
  4. We run a continuous bead of new silicone.
  5. We smooth the bead, remove the tape and leave it to cure.

Preparing for the visit

  • Clear the area around the damage
  • Mention any parking restrictions or tricky access
  • Keep children and pets away from the room on the day

Different materials, different repairs

Shower trays

Trays are sealed with weight on them, for the same reason.

Sinks and worktops

Basins, vanity units and kitchen worktops are resealed too, with the joint fully dried first.

Landlords, agents and businesses in Leamside

We are used to working with agents and managing companies. Send the address, photos and access details.

Builders, developers and site managers book us for snagging repairs, putting right damage done during fitting. We hold CHAS, Constructionline and SafeContractor accreditations.

Prices and what affects them

Each job gets its own fixed quote. This is what makes a difference:

  • Doing more than one item at once
  • How easy the damage is to reach
  • How many areas need work
  • Unusual colours or finishes

Our prices are the same across the UK, so there is no premium for Leamside. The job itself decides the price: the material, the amount of damage and how many items.

Getting a price from pictures

Two or three clear photos are normally enough. Try to include:

  • One picture of the whole bath or shower
  • Good light, ideally daylight, without flash glare
  • What it’s made of, if you know
  • Where you are, by postcode

Upload pictures of the damage and a wider shot of the entire item, with your DH4 postcode, and we will come back with a fixed quote.

Why it’s worth resealing in Leamside

Putting new silicone over old doesn’t last. It peels within weeks, and traps mould underneath. A proper reseal removes the old first. No two jobs are quite the same, so we price each one individually. The size and type of damage, the material and access all make a difference, and doing several things on one visit costs less than separate visits.

What you get with us

  • A year’s guarantee on all work
  • Everything repaired in place
  • Repair technicians who travel to you, UK-wide
  • Typically one visit, start to finish

See our prices page.

Keeping it looking good

Much of the damage we repair could have been avoided. A few tips:

  • Store bottles on a shelf
  • Air the room after use
  • Clean the joints with a mild cleaner
  • Use the extractor fan

Run the extractor fan, dry the joints after bathing, and give them a regular clean with a mild cleaner to slow mould growth.

Reseal before water gets in. Split or lifting sealant is a sign it’s time.

What a repair can’t fix

We would rather lose a job than do one that won’t last, so these are the limits:

  • Gaps so wide they need filling or trims before sealing
  • A bath or tray that moves, until its support is fixed
  • Loose tiles, which need refixing first

If in doubt, send photos and we’ll say what we think before you book.

Materials we repair

  • Baths
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & sinks

Common questions in Leamside

Do you charge for travel?

Travel is included in the price, with the same prices everywhere we work.

When can I use the bath after resealing?

Normally about a day later. We confirm before we leave.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Is the work guaranteed?

Yes, for a year. If there is a problem with the work in that time, we come back and put it right.

What happens if you find more damage?

Your quote covers the damage in the pictures. Anything extra is discussed before we begin.

Can you quote from photos?

In nearly every case. We only ask to see it in person if the pictures can’t show what we need.

Does someone need to be in?

Yes. We need access to the room while we work, at a time that suits you.

How do I book?

Photos of the damage, a picture of the entire bath or shower and your postcode. Then we will agree a date.

Should I try a DIY kit first?

DIY kits are sold for most surfaces, and they can tidy up a tiny mark. The trouble is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler often lifts.

A kit can be fine for a tiny mark out of sight. For anything you look at every day, anything that has rusted, cracked or holed, or anything on a coloured surface, a professional repair is worth it.
