Questions from Mark Hall South

Why does the silicone keep cracking?

Something is moving. If it keeps happening, the support may need fixing.

Will you leave a mess?

Dust sheets and masking go down before we start, and tidy up before we leave.

Are there extra charges for Mark Hall South?

Travel is included in the price, and we charge the same wherever you are.

Will there be a smell?

Some materials have a smell while they’re applied. It clears as the materials cure.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Do you seal over the old sealant?

We always remove the old sealant completely. New silicone won’t bond to old.

Which areas do you work in?

All of Essex, and the rest of the UK. There is no extra charge for travel.

Why does mould come back so fast?

Mould needs moisture. Run the fan, dry the joints and the new seal stays cleaner for longer.

Bath resealing at your home in Mark Hall South

Baths are resealed with water in them, so the joint is at its widest, which stops the new seal tearing the first time the bath is used. Common call-outs are for missing sealant behind the taps and damp near the bath, across kitchen worktops & sinks, wet rooms and basins & vanity units.

Big or small, it’s backed by a one-year guarantee in Mark Hall South and across Essex.

When we would advise against a repair

It helps to know what we cannot do too:

  • Gaps so wide they need filling or trims before sealing
  • Water damage behind the bath that needs a builder
  • A bath or tray that moves, until its support is fixed

Not sure? Send photos and we’ll give you a straight answer.

What we work on

  • Shower trays & enclosures
  • Wet rooms
  • Baths
  • Kitchen worktops & sinks
  • Basins & vanity units

What affects the price in Mark Hall South

There’s no area surcharge for Mark Hall South. The price reflects:

  • Where the damage is and how we get to it
  • Whether it’s a chip, crack, burn or wear
  • The colour and finish to match
  • How many items we do on one visit

Rather than charging by the hour, we fix the price before we start. Damage, material and access decide it, and doing several items at once reduces it.

Getting a price from photos

Before you send pictures, these tips help us give you a firm price:

  • Any earlier repairs or coatings
  • A close-up of the damage, in focus
  • A wider photo showing the entire bath or shower
  • Something in shot to show the size

Upload a picture of the damage and a wider shot of the whole item, and tell us you are in Mark Hall South, and we will come back with a fixed quote.

Do you need bath resealing in Mark Hall South?

Most reseals are because of black mould. It grows into the sealant itself, so cleaning only removes the surface.

Keep an eye out for any of the following:

  • Damp near the bath
  • Discoloured, yellow sealant
  • Black spots in the silicone
  • Missing sealant behind the taps

  • What the guarantee covers, and for how long
  • When it can be used again
  • What aftercare is recommended

Choosing a repair company

How it works

We begin by going over the job with you, so you know exactly what we’re doing. Then the area is sheeted and masked and we start. Allow a couple of hours.

  1. The surrounding area is protected and the joints masked.
  2. We remove the old sealant and every trace of residue.
  3. We clean, treat and dry the joint.
  4. We run a continuous bead of new silicone.
  5. We smooth the bead, remove the tape and leave it to cure.

Getting ready for the visit

  • Tell us about any previous repairs or coatings
  • Have a window or extractor fan available
  • Clear the area around the damage

What your bath or shower is made of matters

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, with the joint fully dried first.

Baths

Baths are resealed with water in them, to open the joint fully.

Is resealing worth it?

A reseal is one of the cheapest bathroom jobs there is. Failed sealant can lead to water damage that is much more expensive. No two jobs are quite the same, so we price each one individually. What’s damaged, how badly and how easy it is to reach all play a part, and doing several things on one visit costs less than separate visits.

Can I fix it myself?

For a hairline mark somewhere you’ll never see, a kit may be enough. For damage in plain view, cracks, holes or rust, or coloured finishes, a professional repair is worth it.

DIY kits are sold for most surfaces, and they can tidy up a tiny mark. The trouble is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler often lifts.

Looking after it afterwards

Simple care helps the repair last. Our advice:

  • Ventilate the bathroom well
  • Give the seal a regular clean
  • Wipe the joints dry after use
  • Keep bottles off the joints

Let it cure fully before using the bath or shower, usually around 24 hours.

Black mould in sealant isn’t just unsightly. Resealing early keeps water out of the walls and floor.
