Bath resealing for Mickley Square homes

What bath resealing costs

You’ll know the full cost before booking. We look at:

  • Whether we combine several jobs
  • How many areas need work
  • The material and finish
  • Access to the area

Every job is a little different, so each one is priced on its own. The size and type of damage, the material and access all play a part, and combining jobs on one visit brings the cost down.

How to get a fixed quote

The better the photos, the more accurate the price. Here’s what helps:

  • Good light, ideally daylight, without flash glare
  • Any earlier repairs or coatings
  • Something in shot to show the size
  • The material, if you know it

Upload a photo of the damage and one of the entire item, with your NE43 postcode, and we’ll come back with a fixed quote.

Bath resealing in Mickley Square without replacing anything

Preparation is everything in a reseal: every bit of old silicone out, mould treated, the joint clean and dry. Then the fresh sealant goes on, in a neat, continuous bead. We are frequently asked to fix an untidy old seal and sealant that’s split or lifting, on shower trays & enclosures, kitchen worktops & sinks and wet rooms.

Whatever the size of the job, you get the same one-year guarantee.

DIY kit or professional repair?

If you do try a kit, read the instructions carefully and work on a clean, dry surface, and do not use it until it has fully cured. If it fails, we can still put it right.

You can buy a DIY kit for most repairs, and they can make a small mark look better. Where they fall down is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler frequently lifts.

What your bath or shower is made of matters

Baths

We fill the bath before sealing, so the joint is at its widest.

Shower trays

We put weight on a tray before sealing it, for the same reason.

What happens on the day

On the day itself, there is little for you to do. Let us in and show us the room, and we will take it from there. The job generally runs to a couple of hours, including clearing up.

  1. We cut out all of the old sealant.
  2. We remove the residue and clean the joint.
  3. We treat mould and dry the joint thoroughly.
  4. We fill the bath, or weight the tray, to open the joint.
  5. New mould-resistant silicone is applied and tooled neatly.

Preparing for the visit

  • Let us know which floor the room is on
  • Mention any earlier repairs or resurfacing
  • Mention any parking restrictions or tricky access

Getting a price

A quote takes minutes to ask for: photograph the damage, then the entire bath or shower, include your postcode and send them over. What comes back is a fixed price, not a guess.

Related advice

Looking after it afterwards

Once the work has cured, treat it gently:

  • Wipe the joints dry after use
  • Use the extractor fan
  • Keep bottles off the joints
  • Let steam out after showers

Avoid scraping the joints, and do not stand bottles on the seal.

Mouldy sealant is more than a cosmetic problem. Resealing early keeps water out of the walls and floor.

What we can’t put right

We will always be straight with you, so here’s what a repair will not do:

  • Hidden water damage
  • Very wide gaps that need a trim
  • Tiles that move, until they’re refixed

If in doubt, send pictures and we’ll say what we think before you book.

Surfaces we repair

  • Basins & vanity units
  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & sinks
  • Wet rooms

Why reseal now?

A reseal is one of the cheapest bathroom jobs there is, and it protects everything around the bath. Failed sealant can lead to water damage that is much more expensive. The price depends on how much damage there is and what kind, what it’s made of and how many items we do on one visit. We give a fixed quote from your pictures, so you know the cost before booking.

For landlords and businesses

Hotels, guest houses and holiday lets cannot afford rooms out of action for long, so most of our work is done in a single visit. We’ll fit around changeovers where we can.

Rented homes see more wear and tear, and replacing things at every changeover adds up. Repairing between tenants keeps the property presentable for less.

Mickley Square questions

It’s been repaired before. Can you still fix it?

Yes, regularly. Removing the old work can add time, and that’s in the quote.

Do you do work for letting agents?

We do, regularly. We quote for multiple addresses and fit around tenancy changeovers.

Are you a vetted contractor?

We hold CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile accreditations.

Is a repair better than a new one?

Usually, if the item is otherwise sound. A repair avoids removal and making good. We will tell you honestly if replacement makes more sense.

How long does resealing take?

Most reseals take about two hours. It then needs time to cure.

Can tenants book a repair?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Do you charge for travel?

There’s no separate call-out charge. The fixed price covers the visit and the work.

How do I book?

Some photos, your postcode and how to reach you. On the day, access to the room.
