Why does the silicone keep cracking?

Something is moving. If it keeps happening, the support may need fixing.

Bath resealing in Moss Houses, done in place

We reseal baths, shower trays, basins and worktops. A typical reseal takes a couple of hours, then it needs to cure. We regularly repair baths, basins & vanity units and kitchen worktops & sinks, and common reasons people contact us are silicone coming away from the tiles and gaps by the taps.

Why reseal now?

Resealing is routine maintenance. Leaving split or mouldy sealant can let water reach the walls and floor, which costs far more to put right. There are no surprise extras on the day. What we quote from your photos is what you pay, and if the damage turns out to be different, we discuss it before starting.

Why us?

  • Typically one visit, start to finish
  • Work done at your home or business
  • Fixed prices from your pictures
  • No extra charge for your area

Shower trays

We put weight on a tray before sealing it, for the same reason.

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, with the joint fully dried first.

How the visit works

We agree an arrival time beforehand, so you’re not left guessing. On site, it takes around two hours. We leave the room clean and ready to use once it has cured.

  1. We cut out and remove all of the old sealant.
  2. We clean the joint and treat any mould.
  3. We ensure the joint is completely dry.
  4. For a bath, we fill it with water first so the joint is at its widest.
  5. We run a new bead of mould-resistant silicone and smooth it neatly, including around the taps.

Before we arrive

  • Mention if the room is upstairs or in a flat
  • Open a window if you can
  • Keep pets and children out of the room while we work

When a repair isn’t the answer

Some jobs aren’t right for a repair, including:

  • Loose tiles, which need refixing first
  • Gaps so wide they need filling or trims before sealing
  • Rotten walls or floors behind the bath

If in doubt, send pictures and we will say what we think before you book.

What we work on

  • Wet rooms
  • Basins & vanity units
  • Baths
  • Kitchen worktops & sinks
  • Shower trays & enclosures

Should I try a DIY kit first?

What a professional repair adds is preparation, colour matching and finishing. We clean and key the area properly, mix the colour to your surface and finish it to the same sheen, and the work is guaranteed.

A kit can be fine for a tiny mark out of sight. For anything you look at every day, anything that has rusted, cracked or holed, or anything on a coloured surface, a professional repair is worth it.

Aftercare tips

Looking after the surface is easy:

  • Replace the seal when mould sets in
  • Open a window after bathing
  • Keep the joints dry
  • Run the extractor fan during and after showers

Run the extractor fan, wipe the joints dry after use, and give them a regular clean with a mild cleaner to slow mould growth.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, so we’ll tell you if it needs a builder or plumber.

Common problems we fix in Moss Houses

Black mould is the most common reason people reseal. It grows into the silicone, so cleaning only removes the surface.

People normally call us when they notice one of these:

  • Old sealant that looks dirty
  • Mould you can’t clean out
  • Silicone smeared on tiles
  • Sealant that’s split or lifting
