Oare: your questions answered

Do you hold any accreditations?

Yes, including CHAS, Constructionline and SafeContractor. The full list is on our accreditations page.

Will there be a smell?

Expect a mild smell while we are working, which fades afterwards.

Is the work guaranteed?

Every repair comes with a one-year guarantee. We will explain what it covers when we quote.

Can I add another job to the visit?

Of course, and it generally saves money. Just add the extra items to your pictures and you will get one combined price.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Does someone need to be in?

Someone needs to let us in and show us the job. You don’t need to watch us work.

What do you need from me?

Use the quote form or ring 0345 017 0787, and we’ll take it from there.

How long does silicone take to cure?

Generally after around 24 hours. We will tell you the exact time.

How we handle bath resealing in Oare

We reseal baths with them filled with water, so the joint opens fully, which stops the new seal tearing the first time the bath is used. We work on shower trays & enclosures, wet rooms and kitchen worktops & sinks, and people most often call us about stained silicone and silicone coming away from the tiles.

You’re covered for a year from the day of the repair. If anything isn’t right, ring us and we’ll come back.

Landlords, agents and businesses in Oare

Builders use us to fix snagging damage before handover, saving last-minute replacements. Several plots can be done in one visit.

We regularly price jobs from inventory or check-out photos. You can have a price before you arrange access, and we can arrange access with the tenant directly if that helps.

Keeping it looking good

Aftercare is simple, and it makes a real difference:

  • Clean the joints with a mild cleaner
  • Store bottles on a shelf
  • Keep the joints dry
  • Use the extractor fan

Use the extractor fan, wipe the joints dry after use, and clean them regularly with a mild cleaner to slow mould growth.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, so we will tell you if it needs a builder or plumber.

Is resealing worth it?

A professional reseal costs little compared with water damage. It’s quick, tidy and protects your home. Set against the cost of replacement, repairing usually costs far less, because nothing has to be taken out, refitted or made good. The quote lists exactly what you’re paying for.

Repairs by material

Baths

We fill the bath before sealing, so the joint is at its widest.

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, once the joint is completely dry.

The process

Expect a friendly, tidy visit. We agree the arrival time in advance, cover and mask the work area, and get on with the job, which generally takes around two hours. If anything looks different from your pictures, we will talk to you before going ahead.

  1. The surrounding area is protected and the joints masked.
  2. Old sealant and residue are removed.
  3. The joint is cleaned, treated and dried.
  4. Fresh silicone is applied in a continuous bead.
  5. The bead is smoothed, the tape removed and the seal left to cure.

Before we arrive

  • Let us know which floor the room is on
  • Let the surface dry out before the visit
  • Open a window if you can

Do you need bath resealing in Oare?

Most reseals are because of black mould. It grows into the silicone, so cleaning only removes the surface.

If you can see any of these, send us a photo:

  • Gaps by the taps
  • Silicone coming away from the tiles
  • A messy previous reseal
  • Discoloured, yellow sealant

What we can’t put right

Not everything can be repaired, and we would rather say so up front. We cannot fix:

  • A flexing bath
  • Gaps so wide they need filling or trims before sealing
  • Rotten walls or floors behind the bath

If in doubt, send photos and we’ll say what we think before you book.

Materials we repair

  • Kitchen worktops & sinks
  • Basins & vanity units
  • Baths
  • Wet rooms
  • Shower trays & enclosures

Prices and what affects them

A fixed quote means you know the cost before booking. We take into account:

  • What the surface is made of
  • Whether we combine several jobs
  • Access to the area
  • Any earlier repairs that need removing first

A repair generally costs much less than people expect, especially compared with replacing and refitting. Send photos and we’ll give you the exact figure.

How to get a fixed quote

Most quotes are done from pictures alone. To make it quick:

  • Any earlier repairs or coatings
  • One sharp close-up of the damage
  • A photo taken from further back
  • Good light, ideally daylight, without flash glare

There’s no need for us to visit first. Photos are enough for us to price nearly every job: we need a close-up, a wider picture and your postcode, and we’ll reply with a fixed quote.
