Trusted bath resealing in Penninghame

What we cannot put right

We won’t take on work that will not last, so these are the limits:

  • A flexing bath
  • Hollow or loose tiles
  • Gaps so wide they need filling or trims before sealing

Not sure? Send pictures and we will give you a straight answer before you book.

What we work on

  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & sinks
  • Baths
  • Wet rooms

Bath resealing in Penninghame, done in place

Baths are resealed with water in them, so the joint opens fully, which stops the new seal tearing the first time the bath is used. We’re often asked to fix discoloured, yellow sealant and sealant that’s split or lifting, in basins & vanity units, kitchen worktops & sinks and shower trays & enclosures.

You’re covered for a year from the day of the repair. If anything isn’t right, ring us and we will sort it.

Different materials, different repairs

Shower trays

We put weight on a tray before sealing it, so the joint is at its widest.

Baths

We fill the bath before sealing, to open the joint fully.

What we do, step by step

Once we’re through the door, we keep the work contained to the one room. We mask off everything nearby, the job takes a couple of hours, depending on what we find, and we finish with a tidy-up and a look at the finished work together.

  1. The old silicone is cut out completely.
  2. We remove the residue and clean the joint.
  3. We treat mould and dry the joint thoroughly.
  4. We fill the bath, or weight the tray, to open the joint.
  5. New mould-resistant silicone is applied and tooled neatly.

Getting ready for the visit

  • Let us know about parking or access
  • Avoid using the area for a few hours before we arrive
  • Mention if the room is upstairs or in a flat

Related advice

When to call us in Penninghame

Poor ventilation speeds things up: moisture sits on the joints longer, and mould grows faster.

Typical reasons for a call-out include:

  • Stained silicone
  • Black spots in the silicone
  • Gaps by the taps
  • Gaps in the seal

What your quote should include

  • What happens if they find more damage
  • If travel is included in the price
  • What the guarantee covers, and for how long
  • What protection goes down before work starts

Our hiring checklist

Is resealing worth it?

Resealing is a small job. Putting off a reseal lets water get behind the bath or tray, and that damage costs much more to fix. There are no surprise extras on the day. What we quote from your pictures is what you pay, and if the damage turns out to be different, we discuss it before starting.

Prices and what affects them

We price every job individually. What matters most is:

  • How many items we do on one visit
  • Any earlier repairs that need removing first
  • How many areas need work
  • Unusual colours or finishes

What it costs depends on how much damage there is and what kind, what it’s made of and how many items we do on one visit. You get a fixed price from your pictures, so there are no surprises on the day.

Getting a price from pictures

You can take the pictures on your phone, there is no need for anything special. Make sure they show:

  • Natural light rather than flash
  • A coin beside the damage so we can judge size
  • A clear, close picture of the problem area
  • Whether it’s been repaired or coated before

Most customers in Penninghame get their price from photos. Tell us what happened and where you are, and we’ll send back a fixed quote and some dates.

For landlords and businesses

Housing associations and facilities teams use us for planned and reactive repairs. Repairing in place avoids the disruption of a replacement, which matters when someone is living in the home.

For anyone letting property in or around Penninghame, we can repair and quote for several addresses together. Send pictures for each one and we’ll price them together.

Penninghame questions

Will there be a smell?

There may be a mild smell during the work, which fades afterwards.

It’s been repaired before. Can you still fix it?

Most of the time. Tell us what was done before and we’ll plan for it.

Will the price change on the day?

If we find something the photos didn’t show, we explain it first. You decide whether to go ahead.

Do I have to be there?

We need someone to let us in. After that, you can carry on with your day.

Why does my sealant keep going mouldy?

Typically poor ventilation and moisture sitting on the joint. We use mould-resistant silicone, and ventilation helps it last.

My seal keeps tearing. Why?

Movement is the usual cause. We seal baths full of water.

Can I add another job to the visit?

Yes. Doing several items on one visit usually costs less than separate visits. Send photos of everything you’d like done.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Looking after it afterwards

A little care keeps the finish looking good. We recommend:

  • Wipe the joints dry after use
  • Ventilate the bathroom well
  • Clean the joints with a mild cleaner
  • Let steam out after showers

Leave the sealant to cure for the time we give you, usually around 24 hours.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. It may be more than a reseal, so we will tell you if it needs a builder or plumber.
