Trusted bath resealing in Richmond

Bath resealing in Richmond, done in place

A fresh seal protects your bathroom. Failed sealant lets water get where it shouldn’t, and a new seal stops it. Common call-outs are for black spots in the silicone and silicone coming away from the tiles, in shower trays & enclosures, kitchen worktops & sinks and wet rooms.

The work is covered for a year after we finish. Just call us if there is a problem and we will come back.

Richmond: your questions answered

Will it make a mess?

We protect the room with dust sheets and masking first, and tidy up before we leave.

Can you repair something that is been repaired before?

Yes, regularly. It can add a little time, which we include in the quote.

How long does resealing take?

Most reseals take about two hours. Leave it to cure before use.

Are you accredited?

We’re accredited with CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile.

Is it worth repairing rather than replacing?

Generally, yes. Replacement brings removal, refitting and making good, which a repair avoids. We will be honest if it’s not worth it.

Will there be a smell?

It depends on the job, but often a little. Open windows and an extractor fan help, and it soon fades.

What if the damage is worse than the pictures show?

The price is fixed for what the photos show. Anything extra is discussed before we begin.

Can I add another job to the visit?

Of course, and it usually saves money. Send pictures of everything together and we’ll quote them together.

Aftercare tips

How the surface is treated afterwards matters:

  • Reseal at the first sign of lifting
  • Use the extractor fan
  • Give the seal a regular clean
  • Keep bottles off the joints

Run the extractor fan, wipe the joints dry after use, and give them a regular clean with a mild cleaner to slow mould growth.

Damp below or loose tiles need checking quickly. There may be more going on, so we’ll tell you if it needs a builder or plumber.

How we price bath resealing

A fixed quote means you know the cost before you book. We look at:

  • Any earlier repairs that need removing first
  • Whether it’s a chip, crack, burn or wear
  • Where the damage is and how we get to it
  • How much damage there is

Instead of hourly rates, we price the whole job up front. It depends on the damage, the material and access, and doing several items at once reduces it.

Send photos for a quote

A couple of clear pictures is all it takes. Try to include:

  • One picture of the whole bath or shower
  • Any earlier repairs or coatings
  • A close-up of the damage, in focus
  • Natural light rather than flash

Pricing is simple: snap the damage close up and then the whole item, send them to us with your postcode, and we will reply with a fixed quote. Quotes are free and you’re under no obligation.

For landlords and businesses

Builders, developers and site managers book us for snagging repairs, fixing chips and scratches before handover so nothing needs replacing. We are CHAS, Constructionline and SafeContractor accredited.

We work for landlords, letting agents and housing providers in Richmond as well as homeowners. A repair between tenants keeps the property empty for less time, and it costs much less than replacing.

Materials and what they mean for the repair

Shower trays

Trays are sealed with weight on them, so the joint is at its widest.

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, with the joint fully dried first.

What we do, step by step

We turn up at the time we agreed with you and checks the damage against your photos first. The floor and nearby surfaces are covered before we open a single tin. The work itself takes around two hours, and we leave the room as we found it.

  1. The old silicone is cut out completely.
  2. We remove the residue and clean the joint.
  3. Any mould is treated and the joint dried.
  4. The bath is filled with water, or weight put on the tray.
  5. New mould-resistant silicone is applied and tooled neatly.

Getting ready for the visit

  • Have a window or extractor fan available
  • Let us know which floor the room is on
  • Tell us about parking, stairs or access

How to get a price

For most jobs, pictures are all we need to give you a price. Tell us what happened and where you are, and we’ll send back a fixed quote and some dates.

Resealing costs very little. Failed sealant can lead to water damage that is much more expensive. A few things move the price: the amount of damage, the material, access to the area, and how many jobs we do in one trip. Send pictures and you will get a fixed figure.

When we would advise against a repair

We will always be straight with you, so here’s what a repair will not do:

  • Tiles that move, until they’re refixed
  • Hidden water damage
  • Movement in the bath or tray

If in doubt, send pictures and we will say what we think.

What we work on

  • Wet rooms
  • Kitchen worktops & sinks
  • Basins & vanity units
  • Baths
  • Shower trays & enclosures

What we’re called out for in Richmond

No sealant lasts for ever. Each shower leaves moisture and soap behind, which mould loves, and the joint moves slightly every time the bath is filled.

Keep an eye out for these signs:

  • Unsealed corners
  • Discoloured, yellow sealant
  • Silicone coming away from the tiles
  • Leaks at the edges

What to look for in a quote

  • How long the guarantee is and what it covers
  • A fixed quote, and whether VAT is included
  • What happens if they find more damage
  • Whether a trained technician does the job
