Bath resealing in Smallthorne

For landlords and businesses

Housing associations and facilities teams use us for planned and reactive repairs. A repair avoids taking out and refitting, which matters when someone is living in the home.

For developers and builders, we fix damage before handover. We can visit several plots in one trip.

Bath resealing in Smallthorne, done in place

Baths, trays, basins and kitchen worktops all get resealed using mould-resistant silicone. A typical reseal takes a couple of hours, then it needs to cure. If you are dealing with mould you can’t clean out and leaks at the edges, we can help.

Peace of mind is built in: our one-year guarantee applies to every job, and we will explain exactly what it covers when we quote.

How to look after the repair

Once the work has cured, treat it gently:

  • Replace the seal when mould sets in
  • Wipe the joints dry after use
  • Let steam out after showers
  • Keep bottles off the joints

Leave the sealant to cure for the time we give you, normally about a day.

Mouldy sealant is more than a cosmetic problem, it’s a sign moisture is sitting in the joint. Resealing early keeps water out of the walls and floor.

When we would advise against a repair

Some jobs are not right for a repair, including:

  • A flexing bath
  • Very wide gaps that need a trim
  • Rotten walls or floors behind the bath

Not sure? Send photos and we’ll give you a straight answer.

What we work on

  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & sinks

How the visit works

Visits start with a quick look at the job together, so you know exactly what we’re doing. Then the area is sheeted and masked and the work begins. You can expect it to take about two hours for a bath, and we will tell you if anything changes.

  1. We cut out and remove all of the old sealant.
  2. The joint is cleaned and any mould treated.
  3. We dry the joint thoroughly.
  4. We fill a bath with water before sealing so the gap is at its widest.
  5. New mould-resistant silicone goes on and is tooled to a neat finish, including around the taps.

Getting ready for the visit

  • Keep pets and children out of the room while we work
  • Tell us if there are stairs or a lift
  • Mention any parking restrictions or tricky access

Resealing in Smallthorne: why it matters

Sealing over old silicone is a false economy. It soon peels, and mould stays trapped behind it. We remove the old sealant completely. No two jobs are quite the same, so each one is priced on its own. The size and type of damage, the material and access all play a part, and doing several things on one visit costs less than separate visits.

In time, even good sealant discolours, especially in a busy family bathroom. Steam, soap and movement all wear it down.

It’s worth getting a quote if you see:

Smallthorne questions

What areas do you cover?

Everywhere in the UK, Smallthorne included. Travel is included in the price.

Is repairing better than replacing?

Typically, if the item is otherwise sound. Repairing avoids the cost and disruption of replacing. If replacing would be better, we’ll say so.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Just make sure the landlord agrees.

What if the damage is worse than the pictures show?

It’s rare, but if it happens we talk to you first. You decide whether to go ahead.

Do I have to be there?

Yes. We need access to the room while we work, at a time we agree with you.

Why does mould come back so fast?

Mould needs moisture. Ventilation and drying keep it clean longer.

What happens once I’ve sent pictures?

You will get a fixed quote back, generally with dates to choose from. You’re under no obligation.

Is there any odour?

There can be some smell while we work. It clears as the materials cure.

Should I try a DIY kit first?

It’s natural to want to try a repair yourself. The trouble is that kit repairs often look fine at first and then fail, and the old filler has to come out before a proper repair.

You can buy a DIY kit for most repairs, and they can tidy up a tiny mark. The trouble is colour and preparation: they come in a handful of shades, and if the surface isn’t prepared the repair will not last.
