Bath resealing for West End homes

Bath resealing in West End, done in place

A good reseal is all about preparation: old silicone removed, mould treated, the joint cleaned and dried. Then the fresh sealant goes on, in a neat, continuous bead. If you are dealing with mould you can’t clean out and silicone coming away from the tiles, we can typically put it right, whatever the material.

Every job is backed for twelve months in West End and everywhere else. We return to put right any problem with the work.

When to call us in West End

Even good sealant eventually discolours. Steam, soap and movement all take their toll.

These are the problems we’re asked about most:

  • Water getting behind the bath or tray
  • Black spots in the silicone
  • Gaps by the taps
  • Silicone smeared on tiles

What to look for in a quote

  • How soon you can use it again
  • How to look after the finish
  • Whether the price covers travel
  • What protection goes down before work starts

Our hiring checklist

Repairs by material

Sinks and worktops

Basins, vanity units and kitchen worktops are resealed too, with the joint fully dried first.

Baths

We fill the bath before sealing, so the joint is at its widest.

Keeping it looking good

A little care keeps the finish looking good. Our advice:

  • Run the extractor fan during and after showers
  • Keep bottles off the joints
  • Wipe the joints dry after use
  • Let steam out after showers

Use the extractor fan, dry the joints after bathing, and give them a regular clean with a mild cleaner to slow mould growth.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, and we will say if you need a builder or plumber.

Prices and what affects them

Each job gets its own fixed quote. These are the things that affect it:

  • The size and number of damaged areas
  • The colour and finish to match
  • Any earlier repairs that need removing first
  • How easy the damage is to reach

Set against the cost of replacement, repairing typically costs far less, because there is no removal, plumbing or making good. The quote lists exactly what you’re paying for.

Quotes from your pictures

The better the photos, the more accurate the price. Here’s what helps:

  • A clear, close picture of the problem area
  • Your postcode, so we can check dates
  • Whether it’s been repaired or coated before
  • The material, if you know it

We price from photos so you don’t have to wait in for a survey. Send them through the quote form, or call 0345 017 0787 if you’d rather talk it through.

What a repair can’t fix

In fairness, there are a few things a repair will not fix:

  • A flexing bath
  • Hollow or loose tiles
  • Gaps so wide they need filling or trims before sealing

Send us pictures and we will tell you honestly.

What we work on

  • Basins & vanity units
  • Kitchen worktops & sinks
  • Wet rooms
  • Shower trays & enclosures
  • Baths

Why reseal now?

Sealing over old silicone is a false economy. It soon peels, and traps mould underneath. We remove the old sealant completely. No two jobs are quite the same, so we price each one individually. What’s damaged, how badly and how easy it is to reach all play a part, and combining jobs on one visit brings the cost down.

West End: your questions answered

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What do you need from me?

Just pictures, your postcode and a contact number. On the day, we only need access to the room.

How do I get a price for bath resealing in West End?

We give a fixed quote based on photos of the damage. Send a close-up and a picture of the entire item and your postcode.

When can I use the bath after resealing?

You’ll get the curing time from us.

Can you repair something that’s been repaired before?

Yes, we often do. Removing the old work can add time, and that is in the quote.

Do I need to be at home?

We need someone to let us in. You don’t need to watch us work.

Can you repair several things at once?

Yes, and it’s frequently cheaper. Send pictures of everything together and you’ll get one combined price.

Can new silicone go over old?

No, we never seal over old silicone. The old sealant is cut out and the joint cleaned and dried.

How it works

Nothing needs to be moved out of the room beforehand. Everything we use comes in the van with us, put protection down and get going once we’ve agreed what we are doing. It generally takes around two hours, and you are welcome to carry on with your day while we work.

  1. We cut out all of the old sealant.
  2. Residue is removed and the joint cleaned.
  3. We treat mould and dry the joint thoroughly.
  4. We fill the bath, or weight the tray, to open the joint.
  5. We apply fresh mould-resistant silicone and tool a neat bead.

Getting ready for the visit

  • Let us know which floor the room is on
  • Keep children and pets away from the room on the day
  • Mention any earlier repairs or resurfacing

Should I try a DIY kit first?

For a hairline mark somewhere you will never see, a kit may be enough. For damage in plain view, cracks, holes or rust, or coloured finishes, it’s worth having it done properly.

Kits are cheap and easy to find, but the repairs we redo most often are DIY ones that have discoloured or lifted. Getting it right first time is typically cheaper.
