Need tile repair in Hillend?

For landlords and businesses

We carry out planned and one-off repairs for housing associations and facilities teams in Edinburgh and across the UK. A repair avoids taking out and refitting, which matters when someone is living in the home.

Builders use us to fix snagging damage before handover, saving last-minute replacements. Several plots can be done in one visit.

Tile repair in Hillend without replacing anything

A loose or rocking tile may need relaying first, and we will say so. We repair the tile in place, so you don’t need to find a spare. We regularly repair natural stone & granite, ceramic tiles and porcelain tiles, and common reasons people contact us are discontinued tiles you can’t replace and damaged tile edges.

We guarantee the work for a year. If there is a problem with the repair within the year, we return and sort it. Take care with heavy items on repaired tiles, and use a pH-neutral cleaner.

10 questions to ask before booking

Why repair rather than replace?

Replacing a tile involves breaking out the old tile, tracking down a matching tile and possibly cracking its neighbours. A repair leaves the tile where it is. Prices start from £95. Rather than charging by the hour, we fix the price before we start. Damage, material and access decide it, and combining items on one visit brings it down.

Why book with us

  • Fixed prices from your photos
  • Rooms protected and left tidy
  • Work done at your home or business
  • Colours mixed by hand to suit your surface

Read our prices page.

How the visit works

On the day, we arrive at the time we have agreed, cover the area with dust sheets and masking, and set to work. The job usually takes a morning or an afternoon. We clean up when we are done and let you know when you can use it again.

  1. First the tile is cleaned and loose pieces removed.
  2. We fill the chip, crack or hole.
  3. We level and shape the repair to the tile surface.
  4. The colour and pattern are recreated by hand.
  5. We seal the repair to suit the finish of the tile.

Preparing for the visit

  • Tell us if there are stairs or a lift
  • Avoid using the area for a few hours before we arrive
  • Have a window or extractor fan available

FAQs for Hillend

Is my repair covered?

All our work carries our one-year guarantee. Ask us what it covers when you get your quote.

Is there any odour?

A little, depending on the job. Open windows and an extractor fan help, and it soon fades.

What happens next?

We look at the pictures and reply with a fixed price and some dates. If we need another angle, we’ll ask.

Do you charge for travel?

We don’t add a call-out fee. Your fixed price includes everything.

How soon can you come?

We will give you dates with your quote. If it’s urgent, say so and we’ll do what we can.

Can a cracked tile be fixed in place?

Normally, if it isn’t loose.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Do I have to be there?

Someone needs to let us in and show us the job. After that, you can carry on with your day.

Can I fix it myself?

DIY kits are sold for most surfaces, and they can make a small mark look better. Where they fall down is colour and preparation: they come in a handful of shades, and if the surface is not prepared the repair will not last.

We understand the appeal of fixing it yourself. The risk is that a kit repair hides the damage for a while, then fails, and the old filler has to come out before a proper repair.

What affects the price in Hillend

Repairs from £95. There is no charge for travel to Hillend. The price comes down to:

  • Doing more than one item at once
  • How much damage there is
  • Previous DIY repairs that have to come out
  • The colour and finish to match

It helps to know what pushes a price up or down: access, material, the extent of the damage and whether we can do several items together. Send photos and you will get a fixed figure.

Getting a price from photos

Most quotes are done from pictures alone. To make it quick:

  • A wider photo showing the entire tiled area
  • Good light, ideally daylight, without flash glare
  • Any earlier repairs or coatings
  • Any details about the material

If you are in Hillend and want a price, the easiest route is photos: a close-up, a wider shot and your postcode. We reply with a fixed quote and our next available dates.
