Tile repair near Longbarn

About our tile repair in Longbarn

The tile stays where it is, so you do not need to find a spare. A loose or rocking tile may need relaying first, and we will tell you. We regularly repair porcelain tiles, ceramic tiles and floor and wall tiles, and common reasons people contact us are drill holes from removed fittings and discontinued tiles you can’t replace.

A one-year guarantee comes as standard. Take care with heavy items on repaired tiles, and clean with a pH-neutral cleaner.

For landlords and businesses

We work for landlords, letting agents and housing providers in Longbarn as well as homeowners. A repair between tenants keeps the property empty for less time, and it generally costs far less than a refit.

Rented homes see more wear and tear, and replacing items every time a tenant leaves is expensive. A repair between tenancies is a cheaper way to keep the property in good order.

Your questions about tile repair in Longbarn

Can landlords book you?

Yes, often. We can quote for several properties together and work between tenancies.

Do you cover the entire of Warrington?

All of Warrington, and the rest of the UK. There is no extra charge for travel.

Is it safe with children and pets around?

Keep pets and children away from the work area on the day, so the repair is not disturbed while it cures.

Can you repair a cracked floor tile without replacing it?

Often, yes, as long as it’s still firmly stuck down.

Is there a call-out fee?

We do not add a call-out fee. Your fixed quote includes everything.

What happens if you find more damage?

The price is fixed for what the photos show. If there is more, we will tell you before starting.

Is it worth repairing rather than replacing?

Generally, if the item is otherwise sound. A repair avoids removal and making good. If replacing would be better, we’ll say so.

What happens after I send photos?

You get a fixed quote and available dates. If we need another angle, we will ask.

When to call us in Longbarn

Dropped pans and tools chip floor tiles, while walls end up with drill holes from old fittings. Movement underneath can also crack tiles.

These are the problems we are asked about most:

  • Damaged tile edges
  • Cracked floor tiles
  • Chips from dropped pans and tools
  • Drill holes from removed fittings

Choosing a repair company

Why repair rather than replace?

Swapping out a damaged tile involves breaking out the old tile, tracking down a matching tile and possibly cracking its neighbours. A repair keeps the original tile. Our tile repair starts from £95. Every job is a little different, so each one is priced on its own. What’s damaged, how badly and how easy it is to reach all play a part, and doing several things on one visit costs less than separate visits.

How it works

Once we are through the door, we keep the work contained to the one room. We mask off everything nearby, the work takes a morning or an afternoon, depending on what we find, and we finish by cleaning up and talking you through the result.

  1. First the tile is cleaned and loose pieces removed.
  2. The chip, crack or hole is filled.
  3. We level and shape the repair to the tile surface.
  4. The colour and pattern are recreated by hand.
  5. The repair is sealed to suit the tile’s finish.

What a repair cannot fix

Honesty matters more than a booking, so here’s what a repair won’t do:

  • Loose or hollow tiles that need relaying
  • Cracks caused by a moving floor, until the floor is fixed
  • Whole walls of failing grout

If in doubt, send photos and we’ll say what we think before you book.

What we work on

  • Floor and wall tiles
  • Marble
  • Natural stone & granite
  • Ceramic tiles
  • Porcelain tiles

DIY repairs versus a professional job

A kit can be fine for a tiny mark out of sight. For damage in plain view, cracks, holes or rust, or coloured finishes, it’s worth having it done properly.

You can buy a DIY kit for most repairs, and they can make a small mark look better. Where they fall down is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler often lifts.

What affects the price in Longbarn

Prices start from £95. You’ll know the full cost before booking. We look at:

  • What the surface is made of
  • The type of damage
  • Whether we combine several jobs
  • Any earlier repairs that need removing first

Compared with replacing, repairing typically costs far less, because there’s no removal, plumbing or making good. The quote lists exactly what you’re paying for.

How to get a fixed quote

Almost every job we do is priced from pictures. This is what to send:

  • Something in shot to show the size
  • Where you are, by postcode
  • One sharp close-up of the damage
  • Any earlier repairs or coatings

For most jobs, photos are all we need to give you a price. Tell us what happened and where you are, and we will send back a fixed quote and some dates.
