Tile repair in St Ann's

Common problems we fix in St Ann's

Dropped pans and tools chip floor tiles, and wall tiles get drilled for fittings that are later removed. Movement underneath can also crack tiles.

It’s worth getting a quote if you see:

  • Chips from dropped pans and tools
  • Drill holes from removed fittings
  • Cracked floor tiles
  • Discontinued tiles you can’t replace

How we handle tile repair in St Ann's

We repair the tile in place, so there’s no need to hunt for a matching tile. If a tile moves, it may need relaying first, and we will tell you. Whether it’s chips from dropped pans and tools and discontinued tiles you can’t replace, we can typically put it right, whatever the material.

Every job is backed for twelve months. If something goes wrong with the work, we come back. Take care with heavy items on repaired tiles, and use a pH-neutral cleaner.

Landlords, agents and businesses in St Ann's

Builders use us to fix snagging damage before handover. Several plots can be done in one visit to keep costs down.

We also carry out snagging repairs for builders and developers, putting right damage done during fitting so nothing needs replacing. We hold CHAS, Constructionline and SafeContractor accreditations.

The process

There is not much you need to do on the day. Show us the job, point us to the room, and we will take it from there. Most visits take a morning or an afternoon, including clearing up.

  1. We clean the tile and remove loose fragments.
  2. The chip, crack or hole is filled.
  3. We level and shape the repair to the tile surface.
  4. The colour and pattern are recreated by hand.
  5. Finally we seal it to match the tile.

Before we arrive

  • Clear the area around the damage
  • Plan for the room to be out of bounds to pets and children
  • Mention if the room is upstairs or in a flat

Advice

Why repair rather than replace?

Replacing a tile involves breaking out the old tile, finding a match and possibly cracking its neighbours. Repairing it leaves the tile where it is. Repairs from £95, with every job priced individually. No two jobs are quite the same, so each one is priced on its own. What’s damaged, how badly and how easy it is to reach all play a part, and doing several things on one visit costs less than separate visits.

What you get with us

DIY kit or professional repair?

If you’ve already tried a DIY fix, that is fine. We remove the old filler and start again, so it won’t stop us repairing it. It does add a little time, so tell us about it when you send photos.

The difference between a kit and a professional repair is mostly in the preparation and colour. We clean and key the area properly, mix the colour to your surface and finish it to the same sheen, then guarantee it for a year.

St Ann's questions

Can you do more than one item on the same visit?

Yes, and it’s often cheaper. Just add the extra items to your pictures and you will get one combined price.

What happens after I send photos?

We check the damage, the material and your postcode, then reply with a quote.

Do you cover the whole of Greater London?

The entire UK, including all of Greater London. Just include your postcode and we will offer you dates.

Are you a vetted contractor?

Yes. Our accreditations include CHAS, Constructionline and SafeContractor. The full list is on our accreditations page.

Can you redo someone else’s repair?

In most cases. The old repair comes out first, so mention it when you send photos.

How do I book?

Some pictures, your postcode and how to reach you. On the day, access to the room.

Will the price change on the day?

If we find something the pictures didn’t show, we explain it first. You decide whether to go ahead.

Will there be a smell?

There can be some smell while we work. It clears as the materials cure.

What tile repair costs

Prices start from £95. A fixed quote means you know the cost before you book. We look at:

  • The material
  • Previous DIY repairs that have to come out
  • How easy the damage is to reach
  • How hard the colour is to match

Our prices are the same across the UK, with no extra for St Ann's. The job itself decides the price: how much damage, what it’s made of and how many items.

Getting a price from photos

Good photos mean an accurate price. Here’s what helps:

  • A close-up of the damage, in focus
  • The postcode, so we can plan the visit
  • A wider photo showing the whole tiled area
  • The material, if you know it

Pricing is simple: take a close-up of the damage and a photo from further back, send them over with your postcode, and we’ll reply with a fixed price. There is no charge for the quote and no obligation.

Honest limits

A repair isn’t always the answer, and we will tell you before we start. Repairs won’t solve:

  • Loose or hollow tiles that need relaying
  • Cracks caused by a moving floor, until the floor is fixed
  • Whole walls of failing grout

Send us photos and we’ll tell you honestly.
