Landlord and trade work in The Triangle
Builders use us to fix snagging damage before handover, so there’s no need to replace a damaged item at the last minute. Several plots can be done in one visit to keep costs down.
Hotels, guest houses and holiday lets cannot afford rooms out of action for long, so most of our work is done in a single visit. We can work around your bookings.
Tile repair in The Triangle without replacing anything
We repair the tile in place, so there’s no need to hunt for a matching tile. A loose or rocking tile may need relaying first, and we’ll tell you. We work on marble, floor and wall tiles and natural stone & granite, and common reasons people get in touch are chips from dropped pans and tools and discontinued tiles you can’t replace.
A one-year guarantee comes as standard, so you’re covered after the visit. Take care with heavy items on repaired tiles, and clean with a pH-neutral cleaner.

Should I try a DIY kit first?
It’s natural to want to try a repair yourself. The risk is that a kit repair hides the damage for a while, then fails, and the old filler has to come out before a proper repair.
The difference between a kit and a professional repair is mostly in the preparation and colour. We prepare the area properly, mix the colour on site and polish the finish to match, then guarantee it for a year.
What a repair cannot fix
A repair is not always the answer, and we will tell you before we start. Repairs won’t solve:
- Loose or hollow tiles that need relaying
- Cracks caused by a moving floor, until the floor is fixed
- Whole walls of failing grout
Send us photos and we will tell you honestly.
What we work on
- Natural stone & granite
- Marble
- Ceramic tiles
- Floor and wall tiles
- Porcelain tiles
What we do, step by step
There is not much you need to do on the day. Show us the job, point us to the room, and we will get on with it. Most visits take a morning or an afternoon, tidy-up included.
- First the tile is cleaned and loose pieces removed.
- The chip, crack or hole is filled.
- The repair is levelled to the tile surface.
- We recreate the colour and pattern by hand.
- Finally we seal it to match the tile.
Before we arrive
- Have somewhere for us to park nearby if possible
- Let us know if it has been repaired before
- Mention if the room is upstairs or in a flat
Ask for a price
For most jobs, photos are all we need to give you a price. Tell us what happened and where you are, and we’ll send back a fixed quote and some dates.

The Triangle questions
What happens once I’ve sent photos?
We look at the photos and reply with a fixed quote and some dates. If anything’s unclear, we will ask for another photo.
Do you work for landlords and businesses?
Yes, often. We quote for multiple addresses and fit around tenancy changeovers.
Will there be a smell?
It depends on the job, but often a little. Open windows and an extractor fan help, and it soon fades.
Do I need to be at home?
We need someone to let us in. After that, you can carry on with your day.
Will you leave a mess?
Dust sheets and masking go down before we start, and we clean up when we’ve finished.
Is repairing better than replacing?
Typically, when the rest is in good condition. Repairing avoids the cost and disruption of replacing. If replacing would be better, we’ll say so.
Can you fill holes left by old fittings?
Yes. We fill drill holes from removed fittings.
Is the work guaranteed?
All our work carries a one-year guarantee. We will explain what it covers when we quote.
Repairing versus replacing in The Triangle
Replacing a tile means breaking it out, tracking down a matching tile and risking the tiles around it. Repairing it keeps the original tile. Our tile repair starts from £95. A few things move the price: access, material, the extent of the damage and whether we can do several items together. Send pictures and you’ll get a fixed figure.

Compared with replacing, repairing generally costs far less, because there is no removal, plumbing or making good. The quote lists exactly what you’re paying for.
